Overview

We are seeking a proactive and detail-oriented Building Superintendent to oversee the daily operations and maintenance of our residential facilities. This vital role ensures the safety, functionality, and efficiency of building systems, supporting a productive environment for tenants and staff alike. Duties

- Manage the overall operation, maintenance, and repair of building systems including HVAC, electrical, plumbing, and low voltage systems.
- Supervise maintenance staff and contractors to ensure timely completion of routine inspections, repairs, and upgrades.
- Develop and implement preventative maintenance programs utilizing CMMS (Computerized Maintenance Management System) to optimize equipment lifespan and reduce downtime.
- Oversee project management activities related to facility upgrades or renovations, ensuring adherence to schedules, budgets, and safety standards.
- Read schematics and technical manuals to troubleshoot mechanical or electrical issues effectively.
- Maintain accurate records of maintenance activities, inspections, safety compliance, and asset management.
- Coordinate with vendors and suppliers for procurement of parts, equipment,



and services necessary for ongoing building operations.
- Ensure compliance with safety regulations including HVAC standards, electrical codes, and low voltage wiring requirements.

Qualifications

- Proven management experience supervising maintenance teams or facilities staff in residential settings.
- Strong project management skills with the ability to prioritize tasks efficiently while managing multiple projects simultaneously.
- Mechanical knowledge with hands-on experience in manufacturing environments or industrial maintenance.
- Familiarity with programmable logic controllers (PLCs), schematics, and electrical systems is highly desirable.
- Experience working with CMMS software for work order tracking and asset management.
- Excellent leadership abilities combined with supervisory experience to motivate teams effectively.
- Knowledge of HVAC systems, electrical experience including low voltage wiring, and general mechanical troubleshooting skills.
- Fluency in English with clear communication skills essential for documentation and team coordination.
