Established in 1996, About Staffing is a BBB Accredited Business and a proud member of the Calgary Chamber of Commerce.We have partnered with a locally owned residential and commercial property management company to support them in the recruitment process to find their next Building Operator.Job ID:41981Job Type:Direct HireCategory:Management – Building OperatorOur wonderful, well-established client is looking for aBuilding Operatorto manage multiple commercial properties and residential buildings in central Calgary.The ideal candidate will have ample exposure/experience with repairs, plumbing, construction, and HVAC, as well as possess a Boiler Operator Certificate. They will also be able to operate general cleaning equipment and supplies, such as a carpet/floor polisher, and be available/flexible to work on-call for emergency responses.This person will have excellent communication and interpersonal skills, be a genuine relationship builder, and be able to effectively manage a small team on the ground as well as a variety of tenants.Required skills include patience, adaptability, resourcefulness, the ability to be responsive and troubleshoot in a calm and friendly manor, and the ability to problem solve hands-on efficiently with the tools and resources available or by reaching out to preferred vendors.*On-call assistance is required for this role.Duties and Responsibilities:The key job functions are:Conducting daily checks, maintenance, and general upkeep of multiple properties/parkadeswhile adhering to standard operating procedures (licensing/inspections), preventative maintenance calendars, and ensuring the building maintenance binders are updatedScheduling, coordinating, and overseeing specialist contractors, service providers and renovations as neededManaging budgets/expenses in regards to service contracts,
and approving invoicesEnsuring all properties and parkades are safe/secure by unlocking/locking the properties daily, managing all building security systems (access, cameras, alarms, etc.) and being on-call for after-hours maintenance/tenant support and alarm responsesActing as a liaison between residential/commercial tenants and the senior managementHiring, training, supervising and providing occasional support to building custodiansMaintaining parking lot leasing logistics (leases, fobs, rent collection, tickets, towing, etc.)Keeping senior management informed of issues with tenants, or maintenance of the buildingsOther duties and tasks as requested by senior managementQualifications:Boiler Operator ticket or equivalentSuccessfully complete a criminal background checkValid driver’s license and a reliable vehicleHeavy lifting may be required (up to 50 – 70 pounds)Proficient with MS WordExperience:10 years’ experience in building maintenance/management or a related field is requiredSkills:Friendly, positive and approachable personalityExcellent communication, both verbal/written, and interpersonal skillsLevel-headed and able to remain calm under pressureAble to multitask and prioritize daily workloadExceptional attention to detail and organizationPersonable with professional attributesResourceful and adaptable to changeOpen to growth and constructive criticismAble to function effectively autonomously as well as in a team environmentWilling attitude, not afraid to take on additional tasks as neededHighly flexible,
