We’re looking for a passionate residential real estate leader to join our team.What You Will DoOperational OversightDay-to-day management of the property with a focus on a high level of customer serviceEnsure all rents are received, recorded, and cheques are deposited, including security depositsPursue rental arrears; serving Termination Notices, Rent Increase Notices, and other notices when applicable and in compliance with Residential Tenancy ActWork with colleagues to coordinate month-end duties and responsibilities, including suite pre-inspection, and scheduling of contractors and staff for turnover of suitesPerform regular and proactive inspections of the property and make recommendations as requiredPurchase supplies and coordinate services for the propertyManage daily maintenance requests and assign work ordersOther related duties as required; such duties may includeliftingLeasingAs required, respond to leasing inquiries, conduct property tours, show available suites and perform follow ups to prospective residents with the view to obtaining a commitment to leaseMaintain a comprehensive knowledge of product, including availability of suite types and layouts, common areas and amenities of the building, surrounding neighborhood and value-added services providedConducting regular market surveys,
analyzing competition, and identifying market trends for the purpose of providing input and recommendations on pricing and strategyResident ExperiencePromote a strong sense of community by maintaining an overall focus on enhancing the customer experience, and maintaining robust reputation managementProfessionally and courteously handle all inquiries, feedback, complaints, or concerns from residents (current and perspective) and follows up accordinglyConduct move-in inspections and property orientation with new residentsManage the lease renewal process with a goal of high resident retentionOrganize resident events and experiences to increase customer loyaltyLeadershipResponsible and accountable for the leadership, development and supervision and activities of all resident services site staff, service providers, and contractorsDevelop action plans, establish goals and inspire/motivate a team to meet and exceed their goals, revise/adjust plans when necessaryProvide input for planning and budgeting, inclusive of annual budget preparation, reforecasts, management plans, performance reports, and variance reportsIssue purchase orders and arrange for trades, in adherence to BentallGreenOak standards and policiesConduct operations within budgeted parametersSustainabilitySet targets and goals for energy efficiency, greenhouse gas emissions, water usage and recyclingContinually seek and engage residents and staff in identifying opportunities for waste reduction and improvements in recyclingEmbrace and pro-actively support BGO's culture of environmental sustainability, and corporate and social responsibility.Who You AreExperience:3+ years of related experience with residential property management or hospitality, post-secondary courses in property management or hospitality, experience leading a team.Education:A College or University education in a business or hospitality field would be considered an asset.Relationship/Leadership Skills:Able to communicate effectively and professionally, both oral and written; able to develop and sustain cooperative working relationships with team members, senior management, contractors, residents,

Being able to handle emergencies occurring after regular office hoursKnowledge:A complete understanding of all applicable laws, legislation, and rights concerning resident / landlord relationsPolice Clearance: A criminal verification check is required for employmentThe Expected Base Pay Range: $68,000 - $72,000 per year. The Base Pay range is for the primary location for which the job is posted.
