Senior Capital Markets Analyst - JLL
What this job involves:
As a Senior Capital Markets Analyst, you will take ownership of financial underwriting and analysis for investment opportunities, working independently while still collaborating closely with senior brokers. This role requires you to manage complete financial models, contribute to client-facing materials, and coordinate aspects of due diligence processes. You'll handle more complex assignments with less oversight, develop expertise across multiple asset classes, and begin mentoring support analysts.
What your day-to-day will look like:
Conduct comprehensive financial underwriting for commercial real estate transactions, building complete financial models with multiple scenarios and sensitivity analyses while applying judgment to validate key assumptions
Independently review and interpret property-related documents (budgets, rent rolls, CAM reconciliations, lease abstracts) to identify material issues, discrepancies, or value drivers that impact investment analysis
Contribute meaningfully to client deliverables by drafting sections of offering memoranda, investment presentations, and pitch materials under senior review, with increasing autonomy over time
Conduct in-depth market research and competitive analysis, synthesizing economic trends, demographic data, and submarket dynamics to support investment recommendations and positioning strategies
Support due diligence coordination by managing specific workstreams (financial, lease audit, market), liaising with third-party consultants, and ensuring timely delivery of analysis
Analyze zoning, entitlements, and planning frameworks to assess development potential, regulatory considerations, and timeline implications for transactions
Review and provide feedback on support analysts' financial models and deliverables, helping to develop their technical skills and maintain quality standards
Required Qualifications:
Bachelor's Degree in Finance, Real Estate, Economics, Engineering, Computer Science, or related quantitative fields with strong academic performance
3-4 years of experience in commercial real estate analysis, corporate finance, private equity, or related analytical roles with demonstrated progression in responsibility
Solid commercial real estate financial modeling experience including development pro formas, cash flow analysis, and understanding of debt structures
Strong understanding of CRE investment metrics (IRR, equity multiple, DSCR, cap rates, NOI) and ability to apply them appropriately across different transaction types
Advanced Excel skills including complex formulas, financial modeling best practices, scenario analysis, and data organization; familiarity with ARGUS Enterprise is a plus
Demonstrated ability to work independently on assigned transactions while knowing when to escalate questions or seek guidance from senior team members
Solid written and verbal communication skills with ability to present financial analysis clearly to internal stakeholders and contribute to client-facing materials
Preferred Qualifications:
Experience working on transactions across multiple commercial real estate asset classes (office, industrial, retail, multifamily, mixed-use)
Exposure to construction and land development financing including understanding of project timelines, cost structures, and phasing considerations
Proficiency with industry tools such as CoStar, Real Capital Analytics, Yardi, or similar commercial real estate data platforms
Experience leveraging AI-powered tools to enhance research efficiency, automate repetitive analytical tasks, or generate preliminary market insights
Capability with graphic design or data visualization tools (Adobe Creative Suite, Canva, Tableau, Power BI) to create professional client materials
Pursuit of professional credentials: CFA Level I/II candidate, working toward CCIM designation, or similar industry certifications
Previous exposure to institutional-grade transactions or work with sophisticated investor audiences

Estimated compensation for this position:
80,000.00 - 85,000.00 CAD per year
This range represents the estimated base salary and actual compensation may differ. Final base salary is determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations. Some roles and employees may be eligible for discretionary bonuses, benefits, or other compensation.
