This position is responsible for delivering detailed financial analysis, market research, and operational insights to optimize asset value and drive business objectives. The Analyst collaborates closely with internal teams to ensure accurate reporting, informed decision-making, and the successful execution of asset management strategies.

ESSENTIAL FUNCTIONS AND KEY RESPONSIBILITIES

- Create and maintain financial models using Argus and Excel software for asset management or investment and other variance analysis.
- Perform asset and market due diligence to assist management in various decisions and strategies.
- Using Argus, preparation of monthly and quarterly reports on activity for management.
- Assist in the analysis of financing, refinancing, or the structuring of financing.
- Provide general asset management support specifically financial analysis of potential leases, cash flow projections,



redevelopment projects and business plans as well as other portfolio management analysis.
- Ability to review leases to maximize benefits on renewals, understand owner obligations and restrictions as part of business plan and leasing strategy.
- Other duties as assigned.

JOB REQUIREMENTS

Is this the right role for you? You will bring:

Education

- Relevant post-secondary education is preferred (i.e. finance, business specialization or equivalent).
- Preference will be given to individuals with an Argus certification (ASC).

Experience

- Minimum 5+ years of experience in asset management, real estate investment analysis, or a related field actively using Argus Enterprise.

Skills & Abilities

- Minimum 3 years experience with Argus Enterprise is required, and certification is an asset.
- Proven ability to conduct due diligence and prepare detailed performance reports.
- Provide lease analysis, cash flow projections, and portfolio-level business planning.
- Highly proficient in Microsoft Excel for financial modeling;
- Strong verbal and written communication skills, including the ability to prepare clear reports and deliver effective presentations.
- Proven ability to prioritize multiple tasks and deliver projects on time with attention to detail.

The expected compensation range for this position is $75,000- $100,000 annually. While the full range is posted for transparency, our target for this role is typically at the midpoint of the range. The final salary will be based on candidate skills, education,



and relevant experience as they relate to the role.
