Estimator / Project Manager

High Class Restorations & Stucco Ltd. is seeking an experienced Estimator / Project Manager with strong knowledge of exterior building envelope systems, including ACM panels, siding, EIFS/stucco, and exterior restoration.

The successful candidate will be responsible for estimating projects from tender through award and managing awarded projects through completion.

Key Responsibilities

- Review architectural drawings, specifications, addendums, and tender documents.
- Prepare accurate quantity takeoffs and cost estimates for:
- ACM panel systems
- Metal and composite siding
- EIFS and acrylic stucco systems
- Exterior restoration and repair work
- Air/vapour barriers, insulation, sub-girts, flashings, trims, caulking, and related components
- Prepare detailed quotations, tender submissions, and scope letters.
- Obtain and review supplier and subcontractor pricing.
- Identify scope gaps, exclusions, drawing conflicts, and potential extras before submitting pricing.
- Review project requirements and assist with material selection and system details.
- Coordinate shop drawings, samples, submittals, RFIs, and material orders.
- Manage awarded projects from start-up through completion.
- Coordinate with general contractors, consultants, suppliers, site supervisors, and company management.
- Monitor project schedules, material deliveries, manpower requirements, and site progress.
- Review and price change orders and additional work.
- Track project costs against estimated budgets and identify potential cost overruns.
- Attend site meetings and perform site visits as required.




- Assist with resolving technical and installation issues.
- Ensure work is completed according to drawings, specifications, manufacturer requirements, and project schedules.
- Prepare progress billing information and assist with project closeout.

Qualifications

- Minimum 3–5 years of experience in construction estimating and/or project management.
- Strong experience with ACM, siding, EIFS/stucco, restoration, or building-envelope construction.
- Ability to read and understand architectural drawings, specifications, details, and shop drawings.
- Robust knowledge of exterior wall assemblies, flashings, insulation, air barriers, sub-girts, and related components.
- Experience performing quantity takeoffs and preparing detailed construction estimates.
- Good understanding of labour, material, equipment, access, and installation costs.
- Strong computer skills, including Microsoft Excel, Outlook, and PDF takeoff/markup software.
- AutoCAD knowledge is an asset.
- Strong communication, organization, and problem-solving skills.
- Ability to manage multiple tenders and active projects simultaneously.
- Valid Ontario driver’s licence and ability to visit project sites.

Preferred Experience

Candidates with hands-on knowledge of ACM fabrication/installation, architectural siding, EIFS systems, and restoration work will be strongly preferred.

Full time – Estimator / Project Manager The ideal candidate is someone who understands both the estimating and construction sides of exterior cladding projects and can take a project from initial tender through procurement, coordination, installation, billing, and closeout.
