About The Position The Senior Property Manager is responsible for leading the operations, financial performance, team effectiveness and overall management of a large or complex residential portfolio. This role provides strategic oversight, supports Property Managers and site teams, manages escalated operational and resident matters, and ensures consistent compliance with legislation, company standards and financial objectives. The Senior Property Manager works collaboratively with Regional Management, internal departments, vendors and residents to drive operational excellence, resident satisfaction and long-term asset performance. This role will oversee the Sherbourne and St. Jamestown properties.

Key Responsibilities Management

Oversee the day-to-day and strategic operations of a large or complex residential portfolio, ensuring solid property performance and consistent service standards

Provide leadership, coaching and operational guidance to Property Managers,



Assistant Property Managers and on-site teams

Support workforce planning, recruitment, onboarding, performance management and staff development across assigned properties

Establish operational priorities, monitor team performance and support consistent execution of company policies and procedures

Review operational reports and ensure compliance with applicable legislation including the Ontario Residential Tenancies Act, Labour Relations, Fire Code and Occupational Health & Safety regulations

Cover sites in the absence of the Property Manager

Operations

Lead operational oversight for assigned residential properties in accordance with company standards, contractual requirements and portfolio objectives

Monitor occupancy, leasing performance, arrears and resident satisfaction trends, implementing strategies to address risk areas

Manage escalated tenant relations matters, complex resident concerns and high-priority operational issues

Oversee vendor relationships, service contracts, procurement practices and site-level service delivery across the portfolio

Conduct portfolio reviews and property inspections to ensure buildings are maintained to company standards

Lead or support capital projects, building upgrades and operational initiatives in coordination with internal teams

Ensure accurate reporting,



documentation and follow-up related to property operations, compliance and performance metrics

Financial

Lead preparation and management of annual operating budgets and monitor portfolio financial performance against targets

Review financial reports, variance analysis, arrears performance and expense trends to identify opportunities for improvement

Partner with Regional Management and internal teams to implement strategies that support revenue growth, cost control and asset performance

Customer Service and Community Involvement

Promote a high standard of customer service, professionalism and resident satisfaction across all assigned properties

Maintain effective communication with residents, internal teams, vendors and leadership

Support company initiatives, operational improvements and perform all additional duties as assigned

Participate in community events

Qualifications

7+ years of progressive experience in residential property management, including experience managing large or complex portfolios

Strong understanding of Ontario's Residential Tenancies Act, LTB process, regulatory compliance and property management best practices

Demonstrated ability to lead, coach and develop property management teams

Advanced financial acumen with experience managing budgets, reviewing financial reports and improving portfolio performance

Excellent communication, conflict resolution, decision-making and stakeholder management skills

Highly organized with the ability to manage multiple priorities across a large portfolio

Proficiency with property management software systems and Microsoft Office applications
