Intermediate Designer / Project Delivery Lead – Commercial TI & Permit Drawings

Cloudscape Architecture Inc. is a growing boutique architecture firm based in Port Moody, BC. We work on commercial tenant improvement, retail, office, restaurant/cafe, and permit-based projects throughout Metro Vancouver.

We are looking for a hands-on Intermediate Designer / Project Delivery Lead with strong commercial TI permit experience.

This is not a pure management role. The successful candidate must be comfortable producing drawings directly while also helping organize internal production tasks, support junior/intermediate staff, and keep drawing packages moving ahead of deadlines.

We are specifically looking for someone with real commercial tenant improvement permit experience.

Please apply only if you have been directly involved in producing commercial TI permit drawing packages. We are especially interested in candidates who have worked on larger retail or office TI projects, ideally around 20,000 sq.ft. or larger.

We are not looking for someone with only light or occasional TI exposure.

Key Responsibilities

- Produce AutoCAD drawings for commercial TI and permit projects
- Assist in preparing complete permit drawing packages
- Take general direction from the Principal Architect and break it down into smaller production tasks
- Help organize internal production deadlines and task priorities




- Support junior/intermediate team members with drawing-related questions
- Review assigned drawings for completeness before Principal Architect review
- Help assemble drawing packages in advance of actual deadlines
- Coordinate internally with the production team to keep projects moving
- Track drawing progress, missing information, and deadline risks
- Work closely with the Principal Architect and Managing Partner

Role Clarification This role is focused on hands-on production and internal project delivery support.

We are not looking for someone who only wants to manage others. The right person will still be actively involved in drawing production while helping the team stay organized.

At this stage, client coordination, consultant coordination, final code interpretation, and final technical decisions will remain with the Principal Architect. This role is mainly focused on internal production delivery, drawing package organization, and team support.

Required Experience

- 4–7 years of architectural office experience preferred
- Strong commercial TI permit drawing experience required
- Direct experience producing permit drawing packages in Canada
- Experience with larger retail or office TI projects strongly preferred
- Experience with projects around 20,000 sq.ft.

- Strong AutoCAD skills required
- Revit experience is an asset
- Good understanding of commercial permit drawing sets
- Familiarity with BCBC and VBBL is an asset
- Strong communication and organization skills
- Well organized and detail-oriented
- Ability to manage multiple deadlines
- Comfortable supporting junior/intermediate team members
- Comfortable working in a boutique firm environment

Software Skills
- AutoCAD required
- Microsoft 365 required
- Revit is an asset
- SketchUp is an asset
- Adobe Creative Suite is an asset

Ideal Candidate The ideal candidate is someone who can take a broad direction from the Principal Architect, turn it into transparent production tasks, help the production team move forward, and prepare drawing packages before the actual deadline. You should be comfortable working directly on drawings while also helping others stay organized.

This is a good opportunity for someone who is currently intermediate-level but wants to grow into a stronger project delivery and leadership role over time.
