Position Overview
We are seeking an experienced Multifamily Superintendent to oversee the day-to-day construction operations of residential multifamily and townhome projects. The successful candidate will be responsible for managing site activities, coordinating trades, maintaining project schedules, ensuring quality standards, and promoting a safe work setting throughout all phases of construction.
Key Responsibilities
Lead all in office construction activities for multifamily residential and townhome developments from excavation through occupancy.
Coordinate and supervise subcontractors, suppliers, and site personnel to maintain productivity and schedule commitments.
Monitor project progress, identify potential delays, and implement solutions to keep projects on track.
Conduct regular site inspections to ensure workmanship meets company quality standards, building codes, and project specifications.
Promote and enforce site safety policies while maintaining compliance with OH&S; regulations.
Collaborate closely with project managers, consultants, inspectors, and homeowners as required.
Manage site logistics, material deliveries,
and equipment utilization.
Complete daily reports, deficiency tracking, inspections, and project documentation.
Lead trade meetings and communicate project updates to stakeholders.
Support project turnover activities, including deficiency resolution and warranty coordination.
Qualifications
5+ years of experience as a Superintendent on residential construction projects.
Direct experience with multifamily wood-frame, townhome, or stacked townhome developments.
Solid understanding of residential construction practices, sequencing, and building systems.
Experience managing multiple trades and coordinating complex project schedules.
Thorough knowledge of Alberta building codes, safety regulations, and quality control processes.
Ability to read and interpret construction drawings, specifications, and site plans.
Strong leadership, communication, and problem-solving skills.
Proficiency with construction management software and digital reporting tools is considered an asset.
