The

Assistant

Building Superintendent

is a unique, hands‑on role dedicated to maintaining the

cleanliness, safety, and functionality

of the residential complex at Richgrove Village. This position provides direct support to both

in‑suite units and common areas , ensuring that service standards are consistently met and resident satisfaction remains high.

Blending

technical and mechanical skills

with

cleaning and custodial functions , the Houseperson plays a vital role in sustaining the property’s overall quality. Responsibilities include

waste management practices , routine upkeep, and general support of the maintenance team, contributing to a well‑maintained, welcoming workplace for all residents

Here’s How You’ll Contribute

Waste Management & Groundskeeping

Prepare waste bins (recycling, garbage, organics) for scheduled pick-up Maintain cleanliness of garbage rooms, disposal areas, and tri‑sorter chutes Keep compactor rooms and recycling areas clean, sanitized, and organized Maintain bulk furniture collection area and garbage enclosure orderliness Sweep, clean, and maintain outdoor areas: walkways, driveways, garage ramps, stairwells, parking lots, loading docks, landscaped areas Remove litter, debris, and organic waste daily Clean and maintain waste receptacles, dog stations, and cigarette poles Regularly inspect grounds for cleanliness and safety Landscaping Support - Water planters, flower beds, and other landscaped areas as needed and directed.

Equipment Operation & Maintenance

Safely operate bin tug/buddy for moving garbage bins Transport heavy items using moving equipment Use power washer to clean bins, receptacles, walkways, patios,



and other surfaces Perform minor repairs using hand tools Conduct routine and preventative maintenance on grounds/building equipment within reasonable capabilities Keep tools and equipment clean and operational

Amenity Area Maintenance

Clean and sanitize barbecues in outdoor amenity area Clean and maintain outdoor patio furniture Ensure amenity areas are tidy, safe, and ready for resident use Maintain hand sanitizer stations

Cleaning & Common Area Maintenance

Clean and maintain lobbies, stairwells, corridors, garages, and glass surfaces Maintain service elevators to service standards Deep clean disposal rooms, public washrooms, and amenity spaces Clean ground floor windows, canopies, and awnings upon request

Suite Support & Resident Readiness

Conduct in-suite inspections and minor repairs before and after occupancy Assist with suite cleaning and preparation for new residents Safely remove and dispose of old furniture and appliances Assist with delivery and installation of new items in suites and common areas Ensure all areas are clean and secure after work is completed

Garage & Parking Area Maintenance

Sweep and power wash garage areas Remove litter from parking stalls and laneways Maintain cleanliness of storage and mechanical rooms throughout building and parking garage Remove bugs and cobwebs from light fixtures

Building Support & Compliance

Assist building superintendents and maintenance staff with tasks as requested Report maintenance issues and safety hazards for corrective action Support compliance inspections and reporting for HVAC and life safety equipment Participate in team meetings and staff events Perform general cleaning or minor repairs as requested by management

Education

Minimum High School education.

Experience

Hospitality or Property Management background is considered an asset Valid driver’s license and access to a vehicle required Physical capability to work on feet for extended periods and to push, pull, and lift moderate to heavy weights Technical knowledge of minor plumbing, electrical, carpentry,



and general maintenance tasks Previous janitorial or custodial experience strongly preferred Customer service experience in a client-facing role is beneficial

Ability to work effectively both independently and with limited supervision Strong team orientation and willingness to assist colleagues as needed Adaptable to changing demands and priorities

Resident & Customer Service

Interact with residents in a pleasant, helpful, and professional manner Respond promptly and professionally to resident enquiries Maintain a high level of social interaction and customer service focus

Professional Standards

Proven organizational skills and attention to detail Energetic personality with a positive attitude Ability to interact with a wide range of people and personalities Uniforms must be worn and grooming standards consistently maintained Commitment to completing all tasks and assignments to required standards

Health, Safety & Compliance

Abide by all health and safety guidelines Report hazards and support compliance requirements as directed

Work Requirements

Ability to work scheduled shifts, including days, evenings, weekends, and overnight on-call coverage Participate actively in team meetings and staff events Perform other duties within the scope, spirit, and purpose of the job as requested by management

Hiring pay range:

$24.00 - $26.00 an hour
