The firm is known for integrating forward-thinking approaches, such as prefabrication, sustainable design, and data-driven planning, to improve efficiency, reduce costs, and accelerate delivery timelines.Collecdev Markee’s work is guided by a commitment to resilient city-building, long-term value creation, and responsive development strategies that align with evolving market conditions and community needs.Position SummaryWe are seeking a Senior Director, Development to play a critical leadership role within our organization combining direct project leadership with broader team management, mentorship, and strategic input across the development portfolio.The Senior Director, Development will report to the Chief Executive Officer and be responsible for leading complex mixed-use and residential development projects through the full development lifecycle, while also overseeing and mentoring members of the development team.This role requires a highly capable, experienced, entrepreneurial leader who can operate both strategically and tactically, driving projects forward, managing risk, interfacing with capital partners and public stakeholders, and contributing to the overall growth and performance of the development platform.Key Responsibilities1. Project Leadership & Execution- Lead the end-to-end development lifecycle across one or more major projects (from acquisition/underwriting through approvals, design, financing, construction, and stabilization) - Serve as the internal project lead, accountable for schedule, budget, design quality,
and overall project and team performance - Direct and coordinate all consultants (planning, architecture, engineering, environmental, legal, etc.) - Oversee municipal approvals processes including OPA/ZBA, Site Plan, Subdivision, CoA, and OLT against identified timelines and budgets. - Work closely with internal construction team to ensure seamless transition from development to execution - Collaborate cross-functionally to identify and proactively manage project risks, constraints, and opportunities2. Financial & Strategic Oversight- Contribute to development of pro formas, budgets, and financial models in collaboration with finance and senior leadership- Drive value creation strategies across projects (density optimization, phasing, tenure mix, etc.)- Support capital raising, lender engagement, and investor reporting, including preparation of investment memos and IC materials- Maintain a strong understanding of market dynamics, policy changes, and competitive landscape, and disseminate key insights to the team3. Team Leadership & Organizational Impact- Directly manage and mentor the professional growth of Development Managers, Associates, and Coordinators- Provide day-to-day tactical and strategic guidance, performance management, and professional development support- Help structure and scale the development team’s processes, systems, and best practices in collaboration with cross-functional partners- Contribute to resource planning and staffing across the portfolio that leverages the teams’ strengthsFoster a high-performance, accountable, and collaborative team culture within and across departments- Contribute meaningfully to broader corporate strategy and operational enhancements4. Stakeholder & Relationship Management- Act as a key interface with Municipal, provincial, and federal staff and elected officials- JV partners, capital providers,
