Job Summary
Metrix Realty Group is an established real estate appraisal firm that has served London and Southwestern Ontario for over 35 years. The firm is seeking a full-time Candidate Appraiser to join its valuation team.
The Candidate Appraiser conducts property inspections, researches and analyzes market data, and prepares appraisal reports in accordance with the Canadian Uniform Standards of Professional Appraisal Practice (CUSPAP). The position works under the supervision of AACI-designated appraisers, who review and co-sign the Candidate's files and oversee the accumulation of experience required for designation. Assignments include residential and multi-residential properties, industrial, retail, office, and land.
This is an independent contract position. A fixed salary is provided during an initial paid training period; following training, compensation is 100% commission on a defined fee split. Applicants must hold current registration as a Candidate member in valuable standing with the Appraisal Institute of Canada and carry active professional liability (E&O;) insurance.
Duties
- Conduct on-site inspections of residential and commercial properties to evaluate construction characteristics, condition, layout, and specialized features.
- Analyze local real estate market trends, zoning, and land-use restrictions affecting value.
- Collect and verify comparable sale and rental data from internal databases, MLS, and third-party sources.
- Prepare appraisal reports in compliance with CUSPAP and with lender and client requirements.
- Apply the Direct Comparison, Cost, and Income approaches to value, and support the analysis of Highest and Best Use.
- Prepare and review proformas and stabilized income analyses on commercial assignments.
- Contact property owners, property managers, and listing agents to arrange inspections and verify property and comparable data.
- Participate in file review with the assigned AACI co-signor and maintain the work-experience records required by the AIC.
- Manage concurrent assignments to deadline and maintain complete, compliant workfiles.
Qualifications
Required
- Current registration as a Candidate member in good standing with the Appraisal Institute of Canada (AIC).
- Active professional liability (E&O;) insurance through the AIC Professional Liability Insurance Program.
- Minimum 1 year of appraisal experience.
- Undergraduate degree in a relevant subject (business, urban development, economics, or similar) — AACI candidates require a full university degree to become designated.
- Working knowledge of CUSPAP and standard valuation theory.
- Proficiency in Microsoft Office (Word, Excel), Outlook, Adobe Acrobat, regional mapping tools, and MLS databases.
- Solid written communication and attention to detail, with the ability to correspond effectively by email, telephone, and in person.
- A valid driver’s licence and access to a reliable vehicle for site visits in all weather conditions.
- Willingness to be located in London, Ontario.
This is an in-office position.
- Ability to work independently and as part of a team, and to manage multiple files concurrently.
Assets
- Commercial appraisal experience (multi-residential, industrial, retail, office, or land).
- UBC/AIC coursework completed or in progress toward AACI designation.
- Experience preparing proformas and applying the Income Approach.
- Familiarity with the London and Southwestern Ontario markets.
Position Details

- Following the training period, compensation is 100% commission on a defined fee split.
- All files are reviewed and co-signed by AACI-designated appraisers.
- The firm maintains a structured candidate development program with defined progression from Candidate to Senior Candidate and toward AACI designation.
- Assignment volume is drawn from an established client base developed over 35 years, and includes complex and special-purpose work.
