Building Caretaker & Cleaner – Full-Time

Crescent Court is seeking a reliable, responsible and hands-on full-time Building Caretaker & Cleaner to assist with the day-to-day operation, cleanliness and care of our residential strata property.

This is a combined building caretaker and cleaning position. We are looking for someone who can work independently, identify building issues, communicate professionally with residents and contractors, and take ownership of keeping the property clean, protected and well organized.

Hours & Compensation

- Monday to Friday 8 hours per day / 8 hours per week $27.00/hour during a 3-month probationary period $27.50/hour following successful completion of probation Occasional weekend attendance may be required for pre-arranged move-ins/move-outs

Main Responsibilities Garbage, Recycling & Compost Management
- Prepare garbage, recycling and compost bins for scheduled collection Monday through Thursday Physically move/tow loaded bins to designated collection locations and return them after collection Inspect and sort recycling and compost for obvious contamination Help maintain proper waste separation and prepare collection areas for possible inspection Keep garbage, recycling and compost areas clean and organized Manage cardboard and loose waste Monitor and report improper disposal, contamination and oversized/dumped items

Building Patrol & General Care
- Conduct regular patrols of common property Identify and report water leaks, property damage, safety hazards, lighting problems, access issues and other building deficiencies Follow up on routine building issues Perform reasonable minor maintenance and simple repairs Maintain basic records of building activities and outstanding issues

Cleaning
- Maintain lobbies, entrances and elevators in a clean and presentable condition General lobby/elevator cleaning approximately every two working days or more frequently as needed Vacuum residential common areas according to a rotating schedule Spot-clean spills,



dirt and high-traffic areas as required Perform other routine common-area cleaning as needed

Moves, Amenities & Contractors
- Coordinate scheduled move-ins and move-outs Install and remove elevator protection pads Assist with amenity room bookings and access Meet authorized contractors and provide access to common/service areas Assist contractors while they are working on the property Inspect and report issues following contractor work or moves

Bylaw & Security Support
- Observe and document apparent bylaw/rule violations involving common property Review authorized security-camera footage relating to specific incidents when required Document and report relevant findings to the Property Manager Maintain confidentiality of surveillance footage, access information and resident information

Physical Requirements This is an active, hands-on position. The successful candidate must be physically capable of:
- Walking and patrolling throughout the property Standing for extended periods Bending, reaching and performing routine janitorial work Safely moving/towing garbage, recycling and compost bins between storage and collection locations - Safely lifting and carrying items weighing up to 50 lb (23 kg) when required Installing and removing elevator protection pads

Qualifications The ideal candidate will be:
- Reliable, punctual and responsible Able to work independently with limited supervision Organized and able to prioritize work according to building needs Comfortable performing physical and janitorial work Observant and able to identify building problems Capable of performing basic minor maintenance Professional and respectful when communicating with residents and contractors Comfortable maintaining basic written records Able to responsibly handle keys, access systems and confidential information

Previous experience in residential strata, condominium/apartment caretaking, building maintenance, janitorial work or a similar position is an asset. Pay: From $27.50 per hour
