Overview

We are seeking a reliable, hands-on Building Maintenance Manager to oversee the day-to-day maintenance and upkeep of a well-maintained residential building.

This position is ideal for someone who is practical, organized, personable, and comfortable taking responsibility for a wide range of building maintenance needs. The successful candidate will work closely with the Strata Council, Property Manager, contractors, and residents to ensure the building operates safely, efficiently, and to a high standard.

Key Responsibilities:

● Perform general building maintenance and minor handyman repairs, including basic plumbing, drywall, painting, carpentry, fixtures, doors, hardware, and other routine repairs.

● Conduct regular inspections of common areas, building systems, and equipment and identify maintenance issues before they become larger problems.

● Coordinate and oversee outside contractors and trades for repairs, maintenance, and larger projects.

● Obtain quotes and assist the Property Manager and Council with evaluating maintenance and repair requirements.

● Coordinate contractor access and ensure work is completed properly and on schedule.

● Maintain a preventative maintenance schedule and keep accurate records of repairs and ongoing building issues.

● Respond to maintenance concerns and communicate effectively with residents when required.

● Work closely with the Strata Council and Property Manager, providing updates on building conditions, repairs, and recommended maintenance.

● Assist with emergencies and urgent maintenance issues when required.

● Ensure common areas, mechanical rooms, storage areas, and other building areas are kept clean, safe, and organized.

● Monitor building supplies, tools, and maintenance materials and arrange replenishment as required.





● Ensure contractors and service providers follow building rules and appropriate safety procedures.

What We’re Looking For

● Previous experience in building maintenance, property maintenance, facilities, or a similar role.

● Strong practical handyman and troubleshooting skills.

● General knowledge of plumbing, electrical, carpentry, painting, drywall, doors/hardware, and other common building repairs.

● Ability to recognize when a repair can be handled in-house and when a qualified trade or contractor is required.

● Strong organizational and time-management skills.

● Excellent communication and interpersonal skills.

● Professional and respectful approach when dealing with residents, Council members, the Property Manager, and contractors.

● Ability to coordinate multiple trades and maintenance projects at the same time.

● Reliable, responsible, and able to work independently with minimal supervision.

● A solid attention to detail and pride in maintaining the building to a high standard.

● Ability to respond calmly and effectively to unexpected maintenance issues.

The Ideal Candidate The ideal candidate is someone who takes ownership of the building, notices problems before they become major issues, and is comfortable getting their hands dirty when a minor repair can be handled directly.

You should be equally comfortable turning a wrench, coordinating a contractor, preparing an update for Council, or discussing a maintenance issue with the Property Manager.

Pay: $24.00-$26.00 per hour
