We're hiring a hands-on, skilled and proactive Building Operator on behalf of our client, a national commercial property management company, to manage the day-to-day operation, maintenance, and management of their commercial property in Calgary, Alberta, with the flexibility to support additional properties on an as-needed basis.

Reporting to the Facilities Manager, Commercial, the Building Operator ensures that HVAC, electrical, mechanical, plumbing, fire protection, security, and related systems, including equipment serving critical tenant data centers, operate safely and efficiently and in compliance with Alberta and federal regulations.

The Building

Operator will work directly with vendors, contractors, and service providers, coordinating their activities to ensure projects and repairs are completed safely, on time, and within budget.

Key Components of the role:

- Operate, troubleshoot, and maintain all building systems (HVAC, mechanical, electrical, plumbing, wastewater, fire protection, and security), including preventive maintenance on boilers, air handling units, water pumps, generators, and fire suppression systems (wet/dry sprinkler, pre-action, kitchen).
- Conduct daily building walkthroughs (start and end of shift, plus as needed) and monitor/adjust systems via the BAS to proactively identify deficiencies, safety hazards, and maintenance needs, in accordance with manuals and SOPs.
- Operate and monitor equipment serving critical tenant data centers and make temperature/HVAC adjustments throughout the day via system and physical inspections.
- Prepare comprehensive daily reports and respond promptly and professionally to calls, messages, and emails; respond to after-hours emergencies as required (time in lieu available).
- Coordinate, oversee,



and manage all vendor and contractor activities, including reviewing and signing Job Completion Reports, monitoring task/project performance, and addressing deficiencies.
- Perform roof inspections and elevated/ladder work as needed; adjust building systems to meet tenant comfort and operational needs, and coordinate facilities-related activities with tenants.
- Ensure compliance with Alberta and federal safety, environmental, and building standards; maintain regulatory relationships and compliance reporting; assist with HAZMAT/wastewater and environmental stewardship programs.
- Support security protocols (including card access) and monitor building security operations; maintain accurate records and use CAFM, Yardi, BAS, and Card Access systems, while upholding professionalism, integrity, and confidentiality.

Qualifications:

- Certificate in Building Environmental Systems, SMT, or ABSA Power Engineer 4th/5th Class (or equivalent).
- 3–5+ years of experience in commercial building operations and maintenance.
- Solid knowledge of HVAC, plumbing, electrical, mechanical, and fire alarm systems.
- Experience coordinating vendors and contractors.
- Working knowledge of Alberta OHS, National Building Code, Electrical Code, and Fire Code (an asset).
- Ability to obtain Transport Canada RAIC security clearance and a valid Alberta Class 5 driver's license.
- Comfortable lifting up to 50 lbs, working outdoors, climbing ladders, and doing elevated/confined-space work.
- A roll-up-the sleeves, genuine "can-do" attitude.
