Attree Properties is a family-owned and operated commercial real estate company in Burlington. We take a personal, hands-on approach to managing our properties. We’re looking for a Commercial Building Operator to join our team and take an active role in the day-to-day operation, maintenance, and improvement of our commercial properties.

You’ll be the person who knows the building, notices when something isn’t quite right, and takes action before a small issue becomes a major problem. You’ll work closely with the Property Manager, tenants, contractors, and vendors to keep our properties safe, reliable, clean, and operating to a high standard.

This is a hands-on role for someone who enjoys variety, solving problems, and seeing the tangible results of their work.

You’re comfortable working independently and managing your own priorities, but you also know when to ask for help or bring in a specialist.

You’re practical and resourceful. You can troubleshoot a problem, determine the appropriate next step, communicate it clearly, and follow through until it’s resolved.

What You’ll Do

This is a hands-on role with responsibility for the day-to-day operation, maintenance, safety, and presentation of our commercial properties.

Building Operations & Maintenance

- Perform regular inspections of the buildings, mechanical rooms, common areas, exterior areas, and building systems.
- Monitor building systems and equipment to identify issues before they become failures.
- Perform preventative maintenance and routine repairs.
- Troubleshoot mechanical, electrical, plumbing, HVAC, lighting, doors, life-safety, and other building-related issues.
- Respond to building deficiencies and tenant maintenance requests in a timely and professional manner.
- Maintain the overall cleanliness, safety, functionality, and appearance of the properties.
- Identify maintenance issues and recommend practical solutions.
- Maintain tools, equipment, and building supplies in an organized and safe manner.
- Assist with seasonal building requirements, including snow and ice management, grounds maintenance, and seasonal equipment.
- Help ensure building systems are operating efficiently and appropriately.

Tenant Service
- Respond professionally and courteously to tenant maintenance requests.
- Communicate with tenants regarding maintenance activities, access requirements, timelines, and disruptions.
- Minimize disruption to tenant operations when completing work.
- Build positive relationships with tenants and become a trusted point of contact for building-related matters.
- Follow up to ensure maintenance issues have been properly resolved.

Contractors & Vendors
- Coordinate and supervise contractors completing work at the properties.
- Provide contractors with access, instructions, and relevant building information.
- Monitor contractor work to ensure it is completed safely, properly, and to the expected standard.
- Identify deficiencies and ensure they are addressed.
- Assist with obtaining quotes and evaluating proposed work.
- Maintain positive and professional relationships with contractors and service providers.

Preventative Maintenance & Continuous Improvement
- Follow established preventative maintenance schedules and recommend improvements where appropriate.
- Maintain accurate records of inspections, maintenance, repairs, and equipment.
- Identify recurring problems and recommend long-term solutions.
- Help develop and improve preventative maintenance programs.
- Look for opportunities to improve building performance, reliability, energy efficiency, and tenant experience.
- Keep building manuals, equipment information, warranties, and other technical documentation organized and current.

Safety & Compliance
- Conduct regular inspections to identify safety hazards and building deficiencies.




- Help ensure properties comply with applicable safety and building requirements.
- Complete or coordinate required inspections, testing, and servicing of building systems and life-safety equipment.
- Maintain appropriate records and documentation.
- Follow all company health and safety policies and procedures.
- Respond appropriately to building emergencies and participate in emergency response procedures.
- Maintain familiarity with emergency shut-offs, building systems, and emergency procedures.

Communication & Administration
- Maintain accurate work orders and maintenance records using company systems.
- Document completed work and outstanding issues.
- Communicate building issues and maintenance priorities to the Property Manager.
- Assist with annual planning and budgeting for repairs, maintenance, and capital improvements.
- Maintain an organized inventory of parts, supplies, tools, and equipment.
- Participate in building improvement projects and capital work as required.

What You Bring

- Previous experience in commercial building operations, facilities maintenance, property maintenance, or a related field.
- Strong mechanical aptitude and the ability to troubleshoot building systems and equipment.
- Experience with HVAC, plumbing, electrical, building automation, or other commercial building systems.
- A practical, hands-on approach to maintenance and problem solving.
- The ability to identify the root cause of a problem rather than simply addressing the symptom.
- Strong organizational skills and the ability to prioritize competing maintenance requirements.
- Excellent communication and interpersonal skills.
- A professional, courteous, and tenant-focused approach.
- The ability to work independently while also being an effective member of a team.
- Strong attention to detail and pride in maintaining a high standard.
- Basic computer skills and the ability to learn and use maintenance/work-order management systems.
- A valid driver's licence, clean driver's abstract, and access to a reliable vehicle.

Qualifications & Certifications The following would be considered assets:

- Building Environmental Systems (BES) certification.
- HVAC or refrigeration experience.
- Electrical or plumbing experience.
- Experience with building automation systems.
- Experience with commercial property maintenance.
- WHMIS and health and safety training.
- Experience with preventative maintenance programs.
- Experience operating or maintaining generators, boilers, pumps, fire systems, or other commercial building equipment.

What Success Looks Like After six months, you’ll know the buildings inside and out. You’ll understand their systems, their quirks, and the issues that need attention.

Tenants will know they can count on you.

The Property Manager will have confidence that building issues are being identified and addressed before they become bigger problems.

And the buildings themselves will show the difference—safe, well maintained, organized, and operating the way they should.
