The Opportunity

We’re looking for a permanent, full-time Commercial Funding Coordinator, Canada Mortgage and Housing Corporation (CMHC)to join our Commercial Services Group team and play an important role in our continued growth. The Commercial Funding Coordinator, CMHC supports the post-approval funding process for insured multi-unit residential mortgage transactions under the Canada Mortgage and Housing Corporation (CMHC) Multi-Unit Residential (MUR) financing programs. Working closely with the Bank’s third-party loan servicing agent and the Director, Business Lending Support, this position coordinates the satisfaction of security documentation requirements, pre-disbursement funding conditions, and Know Your Customer (KYC) and Anti-Money Laundering (AML) requirements to ensure loans are funded accurately, efficiently, and in compliance with regulatory standards.

This role is critical to ensuring a seamless transition from underwriting to disbursement and supports the Bank’s ongoing compliance with regulatory requirements applicable to Canadian Schedule 1 banks.

- Salary Range: The salary range for this position is $55,081.00 to $74,523.00. Compensation is commensurate with qualifications.

Position Responsibilities

- Working closely with the Director, Business Lending Services and our Servicing Agent, coordinate the post-approval funding process for CMHC MUR insured mortgage transactions, ensuring a seamless handoff from underwriting to disbursement.
- Verify that all required security documents (e.g., mortgage instruments, general security agreements, assignment of rents, guarantees) are accurately prepared, executed, and registered prior to funding.
- Confirm satisfaction of all pre-disbursement conditions set out in the credit approval and CMHC commitment,



escalating outstanding items to the Director, Business Lending Support as needed. Liaise closely with the third-party servicing agent to track, confirm, and follow up on outstanding pre-disbursement conditions.
- Verify completion of KYC/AML documentation and due diligence in accordance with the bank's Anti-Money Laundering policies and FINTRAC obligations prior to fund release.
- Maintain accurate and complete records in the loan origination system (LOS) for all funded transactions, in accordance with the bank's data governance standards.
- Identify and flag discrepancies, missing documentation, or unresolved conditions that could delay or jeopardize funding.
- Support internal audits, regulatory examinations, and quality assurance reviews of funded files.
- Maintain current knowledge of CMHC MUR program funding requirements, security documentation standards, and internal lending policy changes.

What You Bring to the Table

Required Qualifications

- Post-secondary diploma or degree in business administration, finance, commerce, accounting, legal administration, or a related field; an equivalent combination of education and relevant work experience will be considered.
- Minimum three (3) years of experience in commercial mortgage administration, commercial lending operations, loan servicing, banking operations, legal conveyancing, or a related financial services environment.
- Working knowledge of Canadian banking regulatory requirements, including KYC, AML, and FINTRAC obligations.
- Ability to interpret policies, procedures, and regulatory requirements and apply them consistently in a highly regulated environment.
- Exceptional organizational and time-management skills, with the ability to manage multiple transactions and competing priorities while maintaining a high degree of accuracy and attention to details
- Proficiency in Microsoft Office Suite, particularly Excel and Word, and experience working with loan origination, loan servicing, or document management systems
- Ability to successfully fulfill the pre-employment screening requirements, including criminal and credit checks, as well as employment references from individuals who can provide direct insights into your performance and effectiveness in previous roles.

Preferred Qualifications

- Experience with CMHC insured MUR lending or NHA mortgage insurance programs.
- Familiarity with third-party mortgage servicing arrangements.
- Paralegal background or experience working with legal or security documentation.
- Experience with a bank loan origination system (e.g., nCino, Temenos, or similar).
- Strong understanding of loan funding processes, conditions precedent, disbursement controls, and documentation requirements within a commercial lending environment.
- Demonstrated experience reviewing and coordinating commercial mortgage security documentation, loan closing packages, and funding requirements
