FACILITIES OPERATOR

We are a small locally owned business looking for a reliable, skilled, and motivated Facilities Operator to join our property management and maintenance team.

This is a hands-on role for someone who enjoys working with building systems, troubleshooting mechanical issues, and keeping commercial properties operating safely and efficiently. If you are the type of person who can hear an unusual HVAC noise, spot a problem before it becomes an emergency, and enjoys figuring out how things work — we want to hear from you!

The successful candidate will play an key role in the day-to-day operation and maintenance of our commercial properties, with a primary focus on mechanical systems, HVAC, electrical systems, building automation systems (BMS), and preventative maintenance.

WHAT YOU'LL BE DOING

- Operate, monitor, and maintain commercial building mechanical systems and equipment
- Perform routine inspections of HVAC, RTUs, air handling equipment, pumps, exhaust systems, boilers, and other building systems
- Troubleshoot HVAC and mechanical equipment and identify potential problems before they become costly repairs
- Monitor and operate Building Management/Automation Systems (BMS/BAS) and respond to alarms, equipment issues, and system deficiencies
- Perform basic electrical troubleshooting, including lighting, controls, breakers, motors, and other building electrical components
- Complete preventative maintenance and scheduled inspections to ensure building systems remain safe, reliable, and operational
- Monitor building temperatures, equipment operation, energy use, and overall system performance
- Assist with plumbing, doors, locks, lighting, minor carpentry, and general building maintenance as required




- Respond promptly and professionally to tenant service and maintenance requests
- Identify deficiencies, safety concerns, and equipment failures and recommend appropriate corrective action
- Coordinate with and supervise contractors and specialized service providers when required
- Maintain mechanical rooms, electrical rooms, service areas, and equipment in a clean, safe, and organized condition
- Maintain accurate maintenance records, inspection reports, and service documentation
- Assist with emergency response and after-hours building issues when required
- Assist with seasonal building maintenance, including snow and ice control
- Operate hand and power tools safely and effectively

WHAT WE'RE LOOKING FOR The ideal candidate will have:

- Experience in commercial building operations, facilities maintenance, or building maintenance
- Strong working knowledge of HVAC and mechanical building systems
- Experience with Building Management Systems (BMS/BAS) and building controls
- Knowledge of commercial electrical systems and electrical troubleshooting
- Strong mechanical troubleshooting and problem-solving skills
- Ability to read and understand equipment manuals, drawings, control diagrams, and service documentation
- Experience with preventative maintenance programs and building inspections
- Ability to work independently while also being a strong team player

- Excellent attention to detail and commitment to quality workmanship
- Ability to prioritize multiple maintenance requests and respond to changing situations
- Experience working with contractors and service providers
- Ability to safely use hand and power tools
- Physical ability to lift up to 50 lbs.
- Ability and willingness to work indoors and outdoors in all weather conditions
- Ability and willingness to participate in an on-call/emergency response rotation, as required

ASSETS

- Building Operator or Facilities Operator experience
- HVAC certification or trade experience
- Electrical experience or electrical certification
- Refrigeration experience
- Boiler or heating system experience
- Experience with commercial rooftop units and air handling systems
- Experience with energy management and building optimization
- First Aid/CPR certification
- Class 5 driver's licence
