Lead Renovation Carpenter

Full-Time, Permanent | Windsor & Wolfville, NS

Monday–Friday | 8:00 a.m.–4:30 p.m.

We are seeking an experienced Lead Renovation Carpenter to join a growing multi-family property company specializing in the acquisition, renovation and long-term ownership of residential buildings throughout the Windsor area.

This is a senior, hands-on position for an experienced renovation carpenter who is comfortable taking ownership of projects, solving problems independently and coordinating the people and trades required to move a renovation from start to finish.

The successful candidate will have extensive experience working with existing and older buildings, with particular strength in framing, rough carpentry, structural work and building science. This is an ideal chance for someone who enjoys the technical and problem-solving side of renovation and wants greater ownership of their projects while remaining actively on the tools.

The Role

You will take the lead on apartment renovations, working through projects from start to finish.

You will be responsible for planning and completing each component of a renovation, identifying issues as they arise and determining what labour, materials and trades are required at each stage.

Depending on the project, you will work independently or alongside additional team members and trades. You will coordinate with the electrician, plumber, general labour and finish carpenter as required to keep projects progressing efficiently.

This role requires someone who can look ahead, understand the sequence of a renovation and anticipate what will be needed before the project reaches the next stage.

What We're Looking For

We are looking for someone with significant hands-on renovation experience and a strong understanding of how buildings work.

Strong experience in the following areas is important:

- Framing and rough carpentry
- Structural repairs and alterations
- Renovation of older buildings
- Building science and building-envelope fundamentals
- Water intrusion and water-management issues
- Moisture and humidity management
- Insulation, air sealing and vapour management




- Floors, walls, ceilings and roof assemblies
- Diagnosing and correcting existing construction issues
- Renovation sequencing and trade coordination
- Basic working knowledge of plumbing and electrical systems
- Reading plans, taking measurements and determining material requirements

Finish carpentry experience is an asset, and candidates should be well-rounded in general construction, but the primary focus of this position is renovation, structure, rough carpentry and building performance.

Responsibilities

- Complete hands-on carpentry, framing and renovation work
- Lead renovation projects through the various stages of construction
- Assess existing conditions and identify appropriate repair or renovation methods
- Diagnose structural, moisture, water-management and building-envelope issues
- Plan work and anticipate upcoming labour, material and trade requirements
- Coordinate electricians, plumbers and other trades at the appropriate stages of the project
- Direct additional carpentry and labour support when required
- Ensure work is properly prepared for subsequent trades and stages
- Identify project issues early and recommend practical solutions
- Work within established project scopes and budgets
- Maintain an efficient, organized and productive job site
- Communicate project progress, material requirements and emerging issues

The Ideal Candidate You are an experienced carpenter who can be given a renovation project and take ownership of getting it done.

You are comfortable opening up an older building and encountering something unexpected. Rather than simply identifying a problem, you can assess what is happening, determine why it is happening and recommend a practical solution.





You understand that successful renovation work requires more than carpentry skills. It requires an understanding of structure, water, moisture, insulation, ventilation and how different building systems interact.

You can work independently, make sound decisions within your level of responsibility and recognize when another trade or additional support is required.

You also understand the importance of balancing quality, efficiency and cost.

What We Offer

This is a full-time, permanent position with consistent, year-round work.

Unlike project-based residential construction, our renovation work is generated by our own portfolio of multi-family properties. We continuously renovate and improve our buildings, providing a stable pipeline of work that is not dependent on securing outside construction contracts.

The regular schedule is Monday to Friday, 8:00 a.m. to 4:30 p.m., with no regular overtime required.

Requirements:

- Significant professional carpentry and renovation experience 10+ years
- Demonstrated experience with framing, structural and rough carpentry
- Experience renovating older or existing buildings
- Previous experience leading projects and/or coordinating other workers and trades
- Strong problem-solving and organizational skills
- Ability to work independently and take ownership of projects
- Valid driver's licence and reliable transportation
- Ability to report to Windsor as the primary work location and travel to properties in the Windsor and Wolfville areas

***This is not a position where years of experience alone determine compensation. The successful candidate must be able to demonstrate the technical knowledge, problem solving ability, renovation experience and independence required to lead projects. Pay: $25.00-$40.00 per hour
