Job Summary

We are seeking a skilled Maintenance Manager to oversee and perform maintenance operations across multiple residential apartment buildings. The ideal candidate will be proficient in various maintenance tasks including carpentry, minor electrical and plumbing repairs, painting and plastering, and countertop replacements. Additionally, a solid understanding of overall building operations, including HVAC and A/C chillers to some degree, is necessary to effectively manage and coordinate maintenance activities.

Responsibilities:

- Conduct regular inspections of residential units and common areas to identify and address maintenance issues promptly.
- Perform and oversee repairs and maintenance tasks such as carpentry work, minor electrical and plumbing repairs, painting, plastering, and countertop replacements.
- Coordinate with external contractors and vendors as needed for specialized repairs or maintenance tasks.
- Maintain accurate records of maintenance and repair activities, including inventory of supplies and equipment.
- Respond promptly to maintenance requests from property managers.
- Ensure compliance with safety regulations and standards in all maintenance activities.
- Troubleshoot and repair HVAC systems and A/C chillers to the extent of basic maintenance and troubleshooting.
- Assist with building cleaning tasks as needed, particularly in emergencies or during short-staffed periods

Requirements:





- Proven experience as a Maintenance Manager or similar role, preferably in residential property management.
- Understanding of overall building operations.
- Strong knowledge and hands-on experience in carpentry, minor electrical and plumbing repairs, painting, plastering, and countertop replacements.
- Ability to effectively manage time and resources to handle multiple maintenance projects simultaneously.
- Good communication and interpersonal skills, with the ability to interact effectively with residents, vendors, and property management.
- Flexibility to work occasional evenings, every other weekend, and be on-call for emergencies. Applicant will be responsible to cover the building every other weekend.
- Must have a valid driver's license and reliable transportation (own car) for travel between multiple properties.

Preferred Qualifications:

- Certification or training in HVAC systems or A/C chillers maintenance is a plus.
- Prior experience with residential property management software for maintenance tracking and reporting.
- Knowledge of building codes and regulations related to residential properties.
