Overview Reporting to the VP of Construction, the Pre-Construction & Estimating Manager plays a key role in the planning and execution of multi-family construction projects. This position requires a highly organized and proactive professional with strong estimating, leadership, and pre-construction experience.

As a key leader within the estimating and pre-construction function, you will manage pursuits from early budgeting and cost planning through project handoff, developing accurate, constructible, and competitive proposals that support successful project delivery and long-term growth.

Responsibilities Estimating & Bid Preparation Prepare detailed cost estimates and project budgets with a high degree of accuracy.

Lead competitive proposals and tender packages from initial strategy through submission.

Manage bid queries, evaluate subcontractor and supplier bids, and support negotiations and project awards.

Review tender and issued-for-construction drawings to identify scope changes and discrepancies.

Interpret contract drawings and specifications to ensure construction scope documents align with project requirements.

Identify cost-saving opportunities and implement value engineering strategies while maintaining quality and functionality.

Pre-Construction Management Support senior construction management with all aspects of pre-construction, from initial planning and design through construction commencement.

Coordinate closely with development and project teams to ensure alignment with project objectives.

Develop and maintain project schedules and coordinate stakeholders to ensure pre-construction milestones are achieved.

Facilitate an effective handoff from pre-construction to the project management team.

Business Development & Relationship Management

Support business development initiatives through proposal preparation, drawing review, value engineering, and pricing.

Build and maintain strong professional relationships with owners, architects, subcontractors, suppliers, and clients.





Communicate effectively with project stakeholders to support successful project outcomes and repeat business.

General Act in a Project Manager capacity on select projects as required.

Participate in post-construction cost analysis and project reviews.

Maintain accurate and comprehensive project documentation.

Proven ability to develop accurate and competitive project budgets.

Excellent scheduling and value engineering capabilities.

Proficiency with project management and construction software such as G Suite, Autodesk, and Smartsheet.

Strong understanding of construction processes, industry standards, building codes, and applicable regulations.

Ability to manage multiple pre-construction projects and priorities simultaneously.

Qualifications Minimum 5 years of experience in pre-construction project management, estimating, or a related construction role.

Experience With Multi-family Construction Is Strongly Preferred. Bachelor's degree in Construction Management, Engineering, Architecture, or a related discipline is an asset but not required.

Valid Class 5 driver's license is required.
