Rapid Response Restoration is looking for an experienced Project Manager – Exterior Restoration to join our growing team.

This position is responsible for managing exterior restoration projects involving townhouse complexes, row housing, condominiums, and multi-family properties, with a particular focus on damage caused by hail, wind, water, and other weather-related events.

The ideal candidate has strong roofing and exterior-building knowledge, excellent project-management skills, and experience working with property managers, condominium boards, insurance adjusters, consultants, trades, and subcontractors.

Key Responsibilities

- Manage exterior restoration projects from initial inspection through final completion.
- Conduct and/or coordinate detailed inspections of roofing and exterior building components.
- Assess and document hail, wind, and other exterior damage.
- Prepare accurate scopes of work, estimates, photographs, reports, and project documentation.
- Manage projects involving multiple buildings and large townhouse, row housing, and condominium complexes.
- Coordinate roofing, siding, cladding, windows, soffit, fascia, gutters, insulation, and other exterior trades.
- Coordinate subcontractors, suppliers, consultants, adjusters, property managers, and condominium boards.
- Develop and maintain project schedules and budgets.
- Monitor project costs, change orders, production, and profitability.
- Conduct regular site inspections and ensure work is completed according to specifications and applicable building requirements.
- Identify deficiencies and coordinate their correction through project closeout.
- Maintain clear communication with clients, insurance representatives,



and internal teams.
- Ensure projects are completed safely, professionally, on schedule, and to the expected quality standard.
- Assist with warranty issues and post-project deficiencies when required.

Required Qualifications
- Minimum 3 years of project management experience in roofing, exterior restoration, construction, or a closely related field.
- Current HAAG Certified Inspector designation – required.
- Strong knowledge of hail, wind, water damage assessment.
- Experience with roofing and exterior building systems.
- Experience managing multi-family residential projects, preferably townhouse, row housing, or condominium complexes.
- Robust understanding of project scheduling, estimating, budgeting, and subcontractor management.
- Excellent communication and organizational skills.
- Strong attention to detail and documentation skills.
- Ability to read construction drawings, specifications, and scopes of work.
- Valid driver's licence.

Preferred Qualifications The following would be considered strong assets:
- HAAG HCI-C / Commercial certification
- HAAG Wind certification
- Red Seal Roofer or significant roofing trade experience
- Gold Seal Certification (GSC)
- Experience with insurance restoration and claims
- Experience working directly with insurance adjusters and consultants
- Experience with condominium boards and property-management companies
- Experience managing multi-building projects
