About the role
We are a Canadian mortgage brokerage seeking an experienced Underwriter / Deal Manager to support the Broker and help take files from intake to funding across A-side (prime), B-side (alternative), and private lending. You will structure deals, package files to lender standards, manage conditions, and coordinate all parties to ensure clean, fundable submissions and smooth closings.
Key responsibilities
- Underwrite residential mortgage deals (purchases, refinances, switches/transfers, renewals when applicable), including income analysis, debt servicing, credit review, down payment verification, and overall deal reasonability.
- Prepare clean, lender‑ready submissions, including detailed notes or deal narratives where needed, and ensure all supporting documents are collected, reviewed, and properly named/organized (income, bank statements, credit reports, IDs, property documents, etc.).
- Manage conditions and closing workflow: track and satisfy lender conditions, coordinate appraisals, communicate with lenders, clients, and solicitors, and proactively follow up to ensure smooth closings.
- Support private lending files by preparing investor/lender packages, summarizing risk and security, and organizing all required documentation.
- Maintain an accurate and complete electronic deal file with explicit notes so any team member can understand the deal status at a glance.
- Monitor a pipeline of active files, prioritize urgent closings and time‑sensitive conditions, and provide regular status updates to the broker.
- Identify issues early (documentation gaps, credit or income concerns, property red flags) and propose solutions or alternate structures/lenders.
Nice-to-have experience
- Construction / renovation / infill projects (understanding budgets, draws, inspections, and construction lender requirements).
- CMHC‑insured and other default‑insured lending experience (high ratio and multi‑unit).
- Business‑for‑self and business‑purpose lending (reading financial statements, NOAs, bank statements, and understanding corporate structures).
- Several years of hands‑on experience in mortgage underwriting, fulfillment, or deal management in the Canadian market (A, B and private exposure strongly preferred).
- Strong understanding of income verification, down payment and source‑of‑funds review, credit analysis, and property risk.
- High attention to detail with excellent organization and time management; comfortable managing multiple files and deadlines at once.
- Clear written and verbal communication skills; able to summarize complex files simply for lenders and clients.
- Comfortable working with mortgage CRMs, document portals, e‑signature tools, and spreadsheets.
- Proactive, accountable, and solutions‑focused mindset, with the ability to work independently but communicate frequently.
What success looks like in this role
- Files are submitted cleanly with minimal lender kickbacks and quick approvals.
- The broker spends more time on strategy and client relationships while you handle most day‑to‑day file work.
- Deal files are consistently organized, up to date, and ready for review at any time.

Compensation: Base salary plus commissions
