Job Summary

Haven Bridge is seeking a Residential Property and Leasing Manager to own maintenance operations and leasing performance for our Niagara Falls residential portfolio. This is a site facing role combining hands on property upkeep oversight with full cycle leasing accountability. The successful candidate manages contractor relationships, drives occupancy through proactive leasing, and keeps the portfolio compliant with Ontario tenancy law and municipal property standards.

Responsibilities

Property Maintenance Operations

- Own preventive maintenance schedules and reactive work order management across the portfolio

- Source, schedule, and quality control contractors and vendors; verify invoices against scope

- Conduct recurring inspections (common areas, vacant units, exterior) and drive corrective action to close

- Manage unit turnover and make ready timelines to minimize vacancy loss

- Ensure compliance with the Niagara Falls Property Standards By-law and Ontario Fire Code

- Coordinate capital improvement projects with Asset Management: scope, budget, vendor selection

Leasing and Marketing

- Run full cycle leasing: showings, applications, screening, lease execution





- Drive renewal conversations to minimize turnover and protect NOI

- Track leasing velocity, days on market, and conversion rate

Tenant Relations and Compliance

- Serve as primary point of contact for tenant service requests and escalations

- Prepare and serve notices (N4, N5, N9, N11, N12) and support LTB filings and hearings as required

- Maintain tenant files and lease documentation in Yardi

Reporting and Systems

- Maintain accurate unit and work order data in Yardi

- Deliver monthly reporting to Asset Management on occupancy, maintenance turnaround, and budget variance

Required Qualifications

- 3+ years in residential property management with direct maintenance oversight experience

- Ontario residential leasing experience and working knowledge of the Residential Tenancies Act

- LTB experience: notices, applications, hearing support

- Yardi proficiency (Voyager preferred)

- Vendor and contractor management experience with budget accountability

- Valid driver's license

Pay: $55,000.00-$60,000.00 per year
