Position Summary
The Senior Business Analyst leads structured discovery, requirements quality, process analysis, and change readiness support across Digital Technology initiatives. This is a horizontal role within the BRM-led BA spine, deployed into initiatives where deeper discovery, cross-functional analysis, data/reporting clarity, or requirements discipline is required.
The role spans the full BA lifecycle: stakeholder engagement, current-state analysis, problem framing, options identification, process mapping, data and reporting analysis, and documented requirements that make solid delivery possible. The Senior Business Analyst supports the BRM readiness gate by providing the discovery depth and requirements quality needed to determine whether work is sufficiently shaped to move forward.
The Senior Business Analyst operates in a model where BA capability is distributed across several roles. BRMs shape demand and own readiness, Project Managers carry light project-level analysis, change resources support adoption planning, and the dedicated BA team provides the senior deep-discovery capability when initiatives cross defined complexity thresholds. The role is equally comfortable in working-team workshops, vendor conversations, technical handoffs, and sponsor briefings.
This role reports to the Business Relationship Manager.
Key Responsibilities
1. Discovery, Problem Framing & Requirements Quality
Lead discovery on assigned initiatives — stakeholder engagement, current-state analysis, and problem framing
Document high-quality requirements across functional, non-functional, process, data, reporting, control, integration, and readiness dimensions
Support the BRM readiness gate by ensuring initiatives are well-shaped before moving to delivery
Push back constructively on unclear or solution-led demand to clarify the real problem and intended outcomes
Keep BA artifacts accurate and current for traceability throughout the project lifecycle
2. Process, Data, Reporting & Integration Analysis
Map current- and future-state processes to identify gaps, dependencies, pain points, and improvement opportunities
Surface data, reporting, and integration implications early so Architecture, Data & Insights, and delivery teams can assess feasibility
Clarify business definitions, source-of-truth, and data quality needs across Yardi, enterprise platforms, finance, and property management initiatives
Bring process and requirements context into Architecture, vendor, and technical review discussions
Determine the right solution path — whether that's process change, configuration, integration, or policy update
3. Change, Training & Adoption Readiness Support
Identify training and adoption needs during discovery, partnering with business owners and People Experience when formal training is required
Support change activities through delivery by clarifying process, role, communication, and training impacts
Ensure requirements and process artifacts are usable by Project Managers, change resources, training partners, support teams, business SMEs, and operational owners.
Help teams understand that adoption and readiness work is key to realizing benefits and not just focused on delivering the system
Support post-implementation review by identifying gaps between intended process, actual usage, and results
4. Engagement Thresholds & Cross-Functional Support
Engage on initiatives that meet complexity thresholds: cross-functional impact,
material process change, data/integration implications, or regulatory considerations
Support Project Managers and Change Practitioners who carry embedded BA work, helping lift requirements quality across the function
Partner with PMO, Digital Platforms, Yardi, Architecture, and Data & Insights teams for clean handoffs
Provide BA input across intake, discovery, delivery, testing, and benefits definition
Escalate discovery gaps, ownership issues, or readiness concerns to the BRM and project leadership
5. BA Discipline, Standards & Continuous Improvement
Apply and improve BA standards, templates, and practices under the BRM-led BA spine
Contribute to the BA playbook: discovery approaches, requirements standards, and handoff practices
Share reusable artifacts and lessons learned with other BAs, PMs, and BRMs
Model BABOK-aligned practice with transparent documentation, analytical rigour, and constructive challenge
Required Knowledge & Skills
6+ years of progressive BA experience, including senior-level work on complex, cross-functional initiatives
Bachelor’s degree in business technology, Information Systems, Business Administration, Computer Science, or equivalent experience
Strong facilitation, requirements elicitation, and process modeling skills
Excellent written communication and stakeholder engagement across all levels
Comfortable working in unfamiliar domains and quickly building context
Preferred Qualifications
IIBA certification (CBAP, CCBA, ECBA) or BABOK-aligned experience
Background in real estate, property management, finance, ESG, or related industries
Familiarity with enterprise platforms like Yardi, ERP, CRM, or reporting tools
Experience with process modeling, business case support, and post-implementation review
Power BI or data/analytics experience is a plus
Please note this is a general description of the tasks and skills required. Additional responsibilities and duties may be required to successfully perform this role.
