As a Building Operator in our dynamic shopping mall environment, you play a pivotal role in maintaining operational efficiency. Reporting to the Operations Supervisor, your responsibilities include overseeing maintenance activities and ensuring the seamless functioning of our facility. From managing logistics to promptly addressing operational needs, your attention to detail contributes to a welcoming and well-maintained environment for tenants and visitors. Inspect all mechanical, electrical, HVAC and plumbing systems and related equipment — including water treatment, boilers, heat pumps, rooftop units and air conditioners — on a daily and weekly basis, completing record logs to keep equipment in good working order. Maintain familiarity with all aspects of building operations, including HVAC, mechanical, electrical, plumbing and life safety, ensuring systems operate safely, efficiently and in compliance with applicable codes and regulations. Carry out, or supervise the execution of, all prescribed preventative maintenance tasks. Complete minor maintenance and repairs as required, including belt and filter replacement, lamp replacement, and washroom and plumbing repairs. Conduct regular interior, exterior and roof inspections of the property for damage, and perform or coordinate necessary repairs. Maintain the cleanliness and servicing of common areas and mechanical rooms, carry out regular exterior maintenance, and ensure signage and lighting remain in good working condition. Monitor building security systems,



the fire alarm panel and the sprinkler system regularly for proper operation, reporting any discrepancies. Ensure all health, safety and security procedures are followed and report concerns promptly to limit exposure to liability and loss, including participation in the national occupational health and safety program. Respond to tenant concerns in QR Connect promptly, assist in resolving issues, and record all service performance in the property management platform supported by the property (e.g., COVE). Coordinate and schedule maintenance, repairs and replacements with the appropriate subcontractor once approved by the Property Manager or Operations Supervisor, ensuring service contracts are enforced and service levels achieved. Work closely with the Building Operations team and other departments to ensure smooth building operations, adhering to company policies, procedures and building standards. Respond to seasonal building requirements, including snow clearing sweeping, litter pickup, and pressure washing and seasonal decorating where applicable, and to after-hours calls and emergencies as needed. Maintain shop and equipment inventory, requesting replacements as required, and operate the site work truck to pick up and deliver supplies and materials as needed. Stay current with industry best practices, legislative changes and emerging technologies. Perform any other job-related duties or projects as assigned. Experience and Qualifications

Minimum 3 years of relevant work experience Proven experience in preventative maintenance, preferably in a retail or commercial setting Knowledge of safety regulations and best practices Technical proficiency in facility maintenance systems and equipment Working knowledge of MS Office applications Customer service skills Strong communication skills and the ability to collaborate productively with internal teams and external contractors. Valid driver’s license and a reliable vehicle suitable for travel between properties. Ability to meet the physical demands of the role, including walking large sites, climbing ladders, exerting moderate physical effort, moving quickly in emergency situations,



and lifting up to 40 lbs. Availability for on-call rotation, after-hours emergencies and rotating schedules, including overtime outside regular hours and on weekends for emergency or unscheduled work. Commitment to safety and adherence to regulatory, corporate, and environmental standards. Compensation and Benefits
