The Lead Maintenance Technician role requires wide-ranging technical skill set, time management and the ability to work under pressure and in various conditions while upholding high customer service.
Key Responsibilities
- Lead the maintenance technician team to ensure efficient daily operations, high building standards, and excellent resident service.
- Review work orders, service requests, and daily priorities; assign, schedule, and follow up with the maintenance team to ensure timely completion.
- Conduct and oversee daily, weekly, monthly, and annual property inspections, including building systems, common areas, vacant suites, safety requirements, and exterior grounds.
- Monitor, troubleshoot, and coordinate preventative maintenance for building systems and equipment, including HVAC, plumbing, electrical, BAS, elevators, fire and life safety, generators, access systems, and mechanical rooms.
- Supervise, support, train, and orient maintenance team members, including new hires, while identifying team development needs and maintaining effective communication.
- Oversee resident maintenance requests and escalations, communicate progress updates professionally, and ensure repairs are completed to a first-class standard.
- Coordinate, schedule, orient, and supervise contractors and sub-trades, ensuring work is completed safely, efficiently, and in compliance with company standards and safety program.
- Maintain property appearance and operations by overseeing housekeeping, groundskeeping, snow and ice removal, waste and recycling operations, suite turnovers, common-area repairs, and curb appeal standards.
- Manage maintenance administration, including records, inspection logs, contractor files, purchase orders, inventory, supplies, budgets, emails,
SuiteSpot tasks, and month-end follow up.
- Support capital projects, suite renovations, annual inspections, fire drills, and other property initiatives in partnership with the Community Manager.
- Respond to building emergencies, manage the maintenance on-call schedule, complete incident reports, and keep the Community Manager and Property Manager informed of major issues.
- Perform or assist with hands-on maintenance tasks when required, including minor plumbing, electrical, carpentry, painting, drywall, locks, doors, blinds, fixtures, and general repairs.
Required Knowledge & Skills
- 5+ years of experience as a Live-in Maintenance Technician or Resident Manager in multi-residential apartment buildings.
- Knowledge of all governing legislation such as the Residential Tenancies Act; Human Rights Code; Building code, Fire Code and Occupational Health and Safety.
- Must have experience and knowledge of HVAC systems, chillers/cooling towers, BAS systems, fire prevention systems, security access systems and general building repairs
- Must have G-License to drive vehicles on site.

- Ability to lift and/or hold heavy and awkward items

- Walking at a quick pace and using stairs
- Crawling, kneeling
Computer/Communication Requirements
- Use of cell phone with texting capabilities
- Microsoft Outlook, Microsoft Word, Microsoft Excel
- Operation of Direct Digital Controls and building access systems
Compensation:
- Annual base salary of $45,00 - $50,000
