A well-established, mission-driven housing organization (non-profit) is seeking an experienced Property Manager to oversee a portfolio of residential properties in Toronto’s downtown core. This organization is committed to providing safe, stable, and well-maintained housing while fostering strong tenant relationships and building vibrant communities.

Compensation

$75,000–$80,000* annually, based on a 37.5-hour work week

The Opportunity We’re looking for an organized, relationship-focused Property Manager who takes pride in maintaining high-quality residential properties while creating positive tenant experiences. This role offers the opportunity to oversee multiple buildings, manage maintenance operations, coordinate capital repairs, and lead day-to-day property administration.

Working primarily Monday through Friday, you’ll enjoy a collaborative environment while playing a meaningful role in ensuring residents have safe, well-maintained homes. You’ll work closely with maintenance staff, contractors,



and internal teams to proactively manage building operations and deliver exceptional service.

Position Description

Overseeing the day-to-day operations of a portfolio of residential properties.

Managing rent collection, arrears administration, lease notices, and subsidy program administration (Rent-geared-income calculations).

Preparing financial reports, coordinating deposits, administering petty cash, and ensuring spending complies with organizational policies.

Coordinating preventative and corrective maintenance programs alongside maintenance staff.

Managing work orders, conducting regular building inspections, and ensuring timely completion of repairs.

Sourcing, coordinating, and supervising external contractors and trades.

Overseeing move-ins and move-outs, including unit inspections, repairs, cleaning, and key control.

Maintaining service contracts, utility agreements, inventory records, and maintenance documentation.

Supervising maintenance and temporary staff while supporting recruitment and performance management.

Preparing reports for leadership and supporting the implementation of operational policies and procedures.

Working collaboratively with internal teams to address tenant concerns, improve communication, and foster positive community engagement.

Responding to emergencies and urgent building issues when required.

Experience

3+ years of property management experience, preferably within residential, affordable housing, or social housing environments.

Experience managing building maintenance programs, contractors, and day-to-day property operations.





Experience with rent collection, financial administration, and budgeting.

Must have experience completing RGI calculations

Experience supervising maintenance staff or coordinating cross-functional teams is considered an asset.

Qualifications

Strong understanding of residential building systems, preventive maintenance, and repairs.

Knowledge of housing regulations and health and safety standards.

Excellent organizational, problem-solving, and time management skills.

Exceptional interpersonal skills with the ability to build trust and navigate challenging tenant situations professionally.

Ability to remain calm and make sound decisions during emergencies.

Proficiency with Microsoft Office and property management software.

Experience administering rent-geared-to-income (RGI) programs is considered an asset.

Education

Post-secondary education in Property Management, Business Administration, Building Operations, or a related field is preferred.

Equivalent combination of education and relevant property management experience will be considered.

Valid First Aid/CPR certification is considered an asset.
