Job Description
Designer's Responsibilities
The Designer is responsible for managing the design process from the initial client consultation through documentation, selections, and construction coordination.
Client & Project Coordination
Attend project kick-off and weekly meetings.
Meet with homeowners, CM, PM, vendors, and trades as required.
Review the homeowner's wish list, project scope, allowances, budget (including any additional costs due to upgrades).
Maintain clear communication with homeowners, CM, PM, PCC, adjusters, trades, and consultants.
Communicate design concerns, outstanding items, and potential budget or schedule impacts.
Design & Documentation
Develop preliminary floor plans and 3D renderings as needed.
Prepare and coordinate final floor plans, elevations (if needed), selections, lighting and framing floor plans as needed (Provide up to two revisions when applicable).
Prepare mood boards/look-and-feels when required.
Obtain client approvals/signatures and maintain organized project documentation (on the shared drive) and shared with the team involved.
Construction Coordination
Coordinate design intent with the CM, trades, suppliers, and engineers.
Prepare easy change orders and obtain trade pricing when required.
Coordinate necessary changes/updates with the engineer.
Order materials and assist with procurement coordination.
Attend site walkthroughs and complete checklists as required.
Distribute approved documents to the appropriate project stakeholders.

Ability to balance design, budget, schedule, client expectations, and constructability.
Take ownership of assigned projects and ensure design decisions are properly documented, approved, and communicated.
