Role Overview
We are seeking an experienced Asset Manager to oversee and grow our portfolio of single-family residential properties across Ontario. In this dynamic role, you will be responsible for maximizing property values, managing relationships with third-party property managers, and executing value-add/development strategies for properties transitioning from our lending division to our real estate holding company.
The ideal candidate possesses deep construction knowledge, a strong understanding of zoning and municipal permitting, and a proven track record of finding distressed real estate opportunities.
Key Responsibilities
Asset & Portfolio Management
- Portfolio Strategy: Oversee and optimize a portfolio composed primarily of single-family residential properties across Ontario.
- Property Manager Liaison: Maintain daily oversight and communication with third-party property management partners to ensure high operational efficiency and tenant satisfaction.
- Value Optimization: Execute strategic business plans for distressed or non-performing assets transitioning from the lending division into the real estate holding division to maximize overall portfolio value.
Acquisitions & Market Research
- Deal Sourcing: Actively monitor and analyze S/W Ontario markets to identify distressed, off-market, or value-add real estate investment opportunities.
- Underwriting Support: Conduct physical site evaluations and due diligence on prospective acquisition opportunities.
Construction & Project Execution
- Permitting & Zoning: Navigate municipal zoning laws, manage regulatory applications,
and secure all necessary building permits.
- Contractor & Trade Management: Review, negotiate, and execute construction contracts. Serve as the primary point of contact for external trades and internal site staff.
- On-Site Coordination: Directly coordinate schedules, quality control, and execution across all construction and renovation projects to ensure on-time, on-budget delivery.
Qualifications & Requirements Education & Experience
- Education: Bachelor’s degree in Business, Real Estate, Finance, Construction Management, or a related field.
- Experience: Minimum of 5 years of progressive experience in real estate asset management, project management, or residential development.
- Construction Expertise: In-depth knowledge of residential building codes, up-to-date construction practices, and project scheduling.
Key Skills & Competencies
- Regulatory Knowledge: Solid understanding of municipal zoning bylaws, official plans, and permit application processes within Ontario.
- Contract Management: Strong contract review, negotiation, and procurement skills.
- Communication & Organization: Exceptional interpersonal, leadership, and time-management skills to lead diverse teams of staff and contractors.
- Mobility: Valid driver’s license and willingness to travel 3 to 4 hours from the Hamilton, ON area to inspect properties located throughout Ontario.
Pay: $90,000.00-$110,000.00 per year
