Old Montreal

We manage a growing property portfolio across Montréal: licensed boutique hotel and short-term rental buildings, long-term residential rental buildings, and ongoing renovation projects. Our guests and tenants expect a hotel standard, when something breaks, it gets fixed the same day, not next week.

We're hiring one full-time Building Maintenance Technician to keep it all running. This is a hands-on, all-trades role with real variety: one day you're turning around a guest unit, the next you're on a vacant apartment refresh or a renovation punch list. If you like fixing things and hate being stuck doing the same task every day, this is your job.

What you'll be doing

Repairs and maintenance

- Plumbing: unclogging drains and toilets, replacing faucets, showerheads, cartridges, seals, P-traps, running toilets, minor leaks
- Painting: touch-ups, patching drywall and plaster, full-wall repaints between guests, caulking
- Carpentry: doors, hinges, closets, baseboards, shelving, furniture assembly and repair, hardware
- Electrical basics: light fixtures, switches, outlets, breakers, smoke detectors, lighting swaps
- Appliances and HVAC: troubleshooting AC units, thermostats, ventilation panels, washers, dryers, fridges, dishwashers — repair when repairable, coordinate replacement when not
- Locks and access: smart lock installation, battery swaps, re-keying, door alignment and hardware
- Tiling, grout, silicone, wall anchors, TV mounting, blinds, and general "make it right" work

Renovation and turnover projects

- Refreshing vacant apartments between long-term tenants: patching, full repaints, floor and trim repairs, fixture swaps
- Punch-list work on renovation projects — the finishing details that decide whether a unit looks finished or unfinished
- Demolition and prep on smaller jobs, and working alongside licensed trades on larger ones
- Assembling and installing furniture,

fixtures and equipment on unit upgrades

Building presentation

- Building frontage, entrances, and sidewalks kept clean and explicit year-round
- Lobbies, hallways, stairwells, and elevators maintained to hotel standard
- Garbage and recycling rooms, laundry rooms, and storage areas kept orderly
- Light bulbs, signage, paint scuffs, and wear-and-tear addressed before anyone sees them

Ownership of the buildings

- Daily walk-through rounds — you find the problems before guests and tenants report them
- Same-day response on urgent issues
- Photo documentation of work completed, logged per unit
- Flagging anything that needs a licensed trade, and being on site to supervise when they come

What we require

- Minimum 3 years of hands-on experience in building maintenance, property management or renovation. Apartment buildings, hotels, condos, commercial properties and renovation crews all count.
- Genuine multi-trade competence, you can handle painting, carpentry, drywall, basic plumbing and basic electrical yourself without subcontracting each one out
- Tools and trucks available.
- Valid driver's licence and a clean driving record, mandatory, no exceptions. Finalists must provide a current SAAQ driving record before starting.
- Reliable, properly insured vehicle, you'll move between properties across the city daily
- Available for occasional after-hours emergency calls
- Working French or English; both is an asset
- Legally entitled to work in Canada
- Clean, professional, presentable,

you'll be crossing paths with guests and tenants constantly

Strong assets

- Experience in a hotel engineering or maintenance department, this moves you to the front of the line
- Short-term rental / Airbnb property experience
- Any trade certification or DEP (plumbing, electrical, carpentry, building maintenance)
- Renovation and finishing experience, we run projects continuously
- Heritage or older-building experience, many of our buildings are historic

What we offer

- $24/hour to start, with a performance and rate review at 90 days
- Full-time, consistent, year-round work, this is not a gig
- Independent contractor engagement to start
- Possibility of a permanent salaried position after an initial period, for the right person
- Premium rate on after-hours emergency call-outs
- Varied work across short-term rental units, long-term residential buildings and renovation projects
- Autonomy — you run the buildings, you're not micromanaged
- A growing portfolio and a company that promotes from within

How to apply Send your CV and answer these five questions in your application. Applications without answers will not be reviewed:

- How many years have you worked in building maintenance, property management or renovation? Where, and on what kind of buildings?
- Walk us through the last plumbing repair you did yourself, start to finish.
- Which of these can you do without calling anyone: replace a toilet fill valve, patch and repaint a drywall hole, rehang a sagging door, replace a light switch, troubleshoot an AC that won't cool?
- What is your desired hourly rate?
- Do you have your own tools, a vehicle, and a valid driver's licence with a clean record? What's your earliest start date?
