Job Summary The Building Operator is responsible for the productive operation and maintenance of building systems and equipment. This role involves ensuring that all mechanical, electrical, and plumbing systems are functioning optimally while providing excellent customer service to tenants and visitors. The Building Operator will work closely with other maintenance staff and management to uphold safety standards and enhance the overall functionality of the facility.
Responsibilities
- Maintain a daily log of operation, maintenance, and safety activities; write reports about plant operation
- Ensure daily readings on gas, electrical and water meters are carried out, to ascertain optimum working order
- Conduct preventive maintenance programs and keep maintenance records; enter/edits work on computerized preventative maintenance program as required
- Ensured all building maintenance and repair work was completed on time and on budget
- Assist in repairing, maintaining, and installing assemblies, machinery and equipment, refrigeration, heating and air conditioning equipment
- Ensure all quality assurance processes have been followed and products services meet quality standards. Test systems for operation.
- Assist in the development of operation, maintenance, and safety procedures as requested and required; may prepare work estimates for management
- Clean and maintain equipment; clean and lubricate assigned equipment and perform other routine equipment maintenance duties using appropriate lubricants and hand, power and precision tools
- Replace light elements and perform other minor electrical repair work; assist in repairing electrical appliances or other similar equipment
- Customer service; respond to, and resolve issues identified by tenants, including emergencies - including fire alarms, power outages, flooding, etc.; Collaborate with personnel throughout the organization as required
- Maintain the exterior of the building to ensure public and tenant safety
- Check and inspect fire extinguishers and hoses
- Be available for 'On Call' requests after normal working hours
Qualifications, Skills & Other Requirements
- Class 5 in power engineering
- Building Maintenance course certification
- Boiler and hot water tear down and clean
- 4 years’ experience in similar role
- Lifting, bending, climbing, twisting, reaching
- Ability to be exposed to various types of work environments
- Use of various shop equipment and trade related hand tools
- Use of ladders or scaffolding
- Working in confined spaces
- Working with WHMIS products and materials
- Use of specialized PPE such as respirators, coveralls and safety glasses
- Quality Assurance - Ensure all quality assurance processes have been followed and products services meet quality standards.
- Safety - Ensure health and safety is a daily focus by acting in a safe manner at all times.
Job Type: Full-time Pay: From $60,000.00 per year
