Position Summary
Alma College Square is seeking a dependable and experienced Part-Time Handyman to assist with the day-to-day maintenance and upkeep of our residential community in St. Thomas, Ontario.
The successful candidate will be a hands-on, proactive individual who takes pride in their work and can independently identify and address routine maintenance issues. The position will work closely with the Building Manager and property management team to ensure suites, common areas, amenities, and building systems are maintained to a high standard.
Key ResponsibilitiesGeneral Maintenance & Repairs
· Complete routine maintenance and minor repairs throughout the property.
· Perform minor plumbing repairs such as replacing faucets, toilet components and fixtures, where permitted.
· Complete drywall repairs, patching, painting and touch-ups.
· Repair and adjust doors, locks, handles, hinges, cabinetry and other hardware.
· Complete minor carpentry and general repair work.
· Replace light bulbs, fixtures and other basic components where permitted.
· Troubleshoot routine maintenance concerns and determine when a specialized or licensed contractor is required.
· Complete maintenance work orders in a timely and professional manner.
Suite Maintenance & Turnovers
· Inspect vacant suites and identify required repairs or deficiencies.
· Complete minor repairs and touch-ups between tenancies.
· Assist with preparing suites for current residents.
· Ensure completed suites are clean, safe,
functional and ready for occupancy.
· Assist management with deficiency inspections when required.
Building & Amenity Maintenance
· Conduct regular walkthroughs of the property and identify maintenance concerns.
· Inspect common areas, hallways, stairwells, amenity spaces, parking areas and exterior areas for deficiencies.
· Assist with the upkeep of building amenities and equipment.
· Report larger maintenance, mechanical or safety concerns to the Building Manager promptly.
· Assist with seasonal building and property maintenance as required.
Preventative Maintenance
· Assist with the property's preventative maintenance program.
· Perform scheduled inspections and routine maintenance tasks.
· Identify potential problems before they become larger repairs.
· Maintain basic records of maintenance work completed.
· Assist contractors and service technicians with access to building areas when required.
Resident Service
· Respond professionally and respectfully when working in occupied suites.
· Provide courteous service to residents while completing maintenance requests.
· Protect residents' privacy, property and personal information.
· Communicate the status of maintenance issues to the Building Manager.
· Direct resident concerns outside the scope of maintenance to the appropriate member of the management team.
Health & Safety
· Perform all work in accordance with applicable health and safety requirements and company procedures.
· Immediately report unsafe conditions, hazards, property damage or other concerns.
· Use tools, ladders, equipment and personal protective equipment appropriately.
· Maintain maintenance areas, tools and supplies in a clean, organized and safe condition.
· Recognize when work requires a licensed or qualified tradesperson and notify management rather than performing work outside the scope of the position.
Qualifications & Experience
· Previous handyman experience preferred.
· Practical knowledge of general repairs, painting, drywall, basic plumbing, carpentry and building maintenance.
· Strong troubleshooting and problem-solving abilities.
· Ability to work independently with minimal supervision.
· Good organizational and time-management skills.
· Strong attention to detail and pride in workmanship.
· Professional and respectful when interacting with residents, staff and contractors.
· Reliable and punctual.
· Valid Ontario driver's licence and reliable transportation preferred.
Physical Requirements The position involves regular walking, standing, bending, reaching and use of stairs, as well as the safe use of ladders and maintenance equipment. The employee must be able to safely lift and move materials and equipment reasonably associated with the duties of the position, subject to applicable accommodation requirements.
Pay: $35.00 per hour
