Position Overview

As a Project Manager in our construction department, you will work closely with our clients to provide construction management services through the design, estimating, construction, and post-construction phases. You will need to be knowledgeable across different types of construction and able to analyze items from multiple perspectives. Working cohesively with your team and the development department is essential to this role.

Spire Development is actively involved in projects for commercial, light industrial, and multi-family construction up to $50 million.

Responsibilities

- Lead the planning, execution, and closing of construction projects, ensuring adherence to timelines, budgets, and quality standards
- Develop detailed project schedules using Microsoft Project or similar project management software to coordinate tasks efficiently
- Review blueprints, schematics, and construction drawings to verify accuracy and facilitate seamless communication across teams
- Collaborate with architects, engineers, subcontractors, and clients to ensure project specifications are met and issues are resolved promptly
- Utilize construction estimating tools to prepare accurate cost projections and manage budgets effectively
- Oversee safety protocols on-site, ensuring compliance with all safety regulations and promoting a safe work workplace
- Monitor project progress through Bluebeam markups, adjusting plans as necessary to meet project milestones

Technical Skills

- Proficient in Microsoft Office applications including Project, Excel, Word & Outlook.




- Experience working with construction management software.
- Ability to project construction cost and identify potential cost overruns during the construction process.
- Responsible for accurate and complete prime contracts, subcontracts, purchase orders, and change orders.
- Responsible for constructing accurate and complete project schedules and revising them as required to ensure they are accurate at all times during and after the project is complete.
- Responsible for accurate and complete review of Drawings, submittals, and RFI’s.
- Clear and formal identification of contract amount and immediate notification of changes to the budget & schedule.
- Understand scope of work and perform general budgeting functions if required.
- Identify risk issues/ cost saving opportunities and their order of magnitude.
- Prepares Scopes of Work for subcontractors and suppliers for the purpose of directing estimates and preparing contracts.
- Strong ability and willingness to manage Pre-Construction, permitting, design assist, and subcontract bid analysis.

Qualifications & Competencies

Education

- Min post-Secondary Education Technical Diploma or On-site Experience as a Superintendent.
- Working knowledge of construction drawings, documents and specifications.

Experience

- Minimum 5 years of Project Management experience in construction.
- Experience managing construction projects in commercial, or light industrial new construction and renovations.
