Smithwood Builders Inc. Senior Construction Project Manager Location: Based in North Vancouver, BC, with regular travel to project sites throughout Greater Vancouver.

The Senior Construction Project Manager will lead complex custom-home and renovation projects from preconstruction through final completion. You will coordinate clients, architects, designers, carpenters, trade partners, budgets, schedules, selections, and documentation while protecting Smithwood's high standards.
Because our projects are personal and highly customized, this role requires more than technical construction knowledge. The successful candidate must communicate openly, anticipate problems, make well-reasoned decisions, and deliver an exceptional experience for homeowners throughout the building process.
Key Responsibilities
- Manage high-end custom-home and major renovation projects from planning through closeout.
- Develop and maintain detailed project schedules, budgets, scopes, and procurement plans.
- Coordinate homeowners, architects, designers, engineers, suppliers, employees, and trade partners.
- Use Buildertrend to manage project information, schedules, selections, communication, and documentation.
- Review architectural and engineering drawings for constructability,
completeness, and coordination.
- Lead project startup, site meetings, progress meetings, and milestone reviews.
- Monitor workmanship to ensure Smithwood's quality standards are consistently achieved.
- Track costs, commitments, allowances, selections, and changes against the approved budget.
- Prepare and communicate change orders clearly and promptly.
- Anticipate scheduling, design, procurement, and construction challenges before they affect the project.
- Support site teams with decisions, information, and practical problem-solving.
- Maintain transparent, responsive communication with homeowners.
- Ensure projects comply with applicable codes, permits, safety requirements, and company procedures.
- Oversee deficiency completion, turnover documentation, and project closeout.
- Contribute lessons learned and process improvements across the company.
Qualifications
- At least 10 years of relevant custom residential construction experience.
- Significant experience managing high-end custom homes or complex residential renovations.
- Strong knowledge of residential construction methods, building systems, sequencing, and finishing standards.
- Demonstrated ability to manage multiple stakeholders, budgets, schedules, and project details.
- Experience reading architectural, structural, mechanical, and electrical documents.
- Proficiency with Buildertrend or comparable construction management software; Buildertrend experience is preferred.
- Strong financial awareness, documentation practices, and change-order management.
- Excellent client-facing communication and relationship-management skills.
- Decisive, organized, accountable, and calm when resolving complex problems.
- Valid driver's licence and reliable transportation to project sites.
- Construction management, project management, carpentry, or related credentials are assets.
- PMP or equivalent project management training is an asset.
