Intermediate Planner - Urban Planning &

- Land Development

Position Overview

- We are seeking an experienced Intermediate Planner to join our multidisciplinary consulting team in Oshawa, Ontario. The successful candidate will contribute to and manage projects involving urban and regional planning, growth management, land development, and urban design.

- This role offers an opportunity to take on increasing project leadership responsibilities, support business development initiatives, and mentor junior staff while working closely with clients, municipalities, consultants, and other stakeholders.

Key Responsibilities

- Planning &
- Urban Design

- Perform professional planning work across a variety of urban and regional planning assignments.

- Prepare Planning Justification Reports, Official Plan Amendment applications, Zoning By-law Amendment applications, and related planning documentation.

- Manage and coordinate complex municipal development applications.

Review And Process

- Official Plan Amendments

- Zoning By-law Amendments

- Plans of Subdivision

- Site Plan applications

- Liaise with clients, municipalities, approval authorities, and other stakeholders throughout the planning and approval process.

- Apply knowledge of the Planning Act, provincial policies, growth management, urban design/built form, natural heritage, and resource management.

Project Management

- Develop project budgets and monitor project costs and contract expenditures.

- Lead proposal preparation and support project planning and execution.

- Coordinate multidisciplinary teams and subconsultants to meet project timelines and deliverables.

- Monitor project progress and communicate status internally and with clients.

- Ensure project deliverables meet client expectations, regulatory requirements, and company standards.

Business Development





- Build and maintain skilled relationships with clients, municipalities, and the broader business community.

- Identify potential business opportunities, markets, and industry trends.

- Understand client needs and develop appropriate planning solutions.

- Participate in preparing proposals, presentations, and other business development activities.

Team Leadership &

- Mentoring

- Delegate work effectively based on team members' skills and experience.

- Coordinate workflow to ensure projects remain on schedule.

- Review work for quality, accuracy, and compliance with company standards.

- Provide technical guidance and mentorship to junior planning staff.

- Collaborate with multidisciplinary teams and share professional knowledge.

Qualifications &

- Skills

- Degree or diploma in Urban Planning, Regional Planning, or a related field.

- Minimum 2.5 years of progressive planning experience, preferably within a consulting environment or public-sector project management role.

- Eligibility for or membership with the Canadian Institute of Planners (CIP).

- MCIP and RPP designation is preferred/required depending on eligibility.

- Strong knowledge of the Ontario Planning Act and applicable provincial planning policies.

- Experience with municipal development applications, Official Plan Amendments, Zoning By-law Amendments, Plans of Subdivision, and Site Plans.

- Strong project management and organizational skills.

- Excellent technical report writing and communication skills.

- Strong time-management skills with the ability to manage multiple projects and deadlines.

- Ability to work independently and collaboratively within multidisciplinary teams.

- Strong leadership, mentoring, and interpersonal skills.

- Highly motivated, flexible, detail-oriented, and committed to delivering high-quality client service.
