About the Position

Reporting to the General Manager, the Building Operations Director is responsible for the overall physical and operational performance of Europro’s property portfolio in the North Yonge corridor of Toronto. This role oversees site-level Operations Managers, technical staff, and building operators across the portfolio to ensure seamless daily operations, optimal building performance, and superior tenant satisfaction.

While maintaining solid strategic oversight, the Building Operations Director stays deeply involved in day-to-day building systems management—directing preventive maintenance, supervising contractor work, managing procurement and budgets, enforcing strict OH&S; compliance, and driving operational efficiencies across all assets in the North Yonge portfolio. As a representative of the company, the Building Operations Director’s actions and conduct will at all times promote company values and may be required to assist at other properties on an as needed basis.

What You’ll Do

- Continuously train, mentor, and oversee site-level Operations Managers and building operations team members across the North Yonge portfolio.
- Contact contractors for quotes, negotiate service agreements, and oversee trades while working onsite to ensure quality control and adherence to standards.
- Ensure health and safety policies and safe work practices are being followed across all properties, enforcing knowledge of WHMIS and Ontario Occupational Health & Safety (OH&S;) policies in all work activities.
- Lead procurement and lifecycle planning for mechanical equipment and building infrastructure across the portfolio.
- Lead by example, fostering a high-performance culture focused on safety, accountability, technical excellence, and customer service.




- Comply with company policies and procedures at all times and ensure portfolio building standards and efficiencies are maintained.
- Identify and develop more efficient building operating procedures, safe work policies, and portfolio-wide operational standards.
- Coordinate the completion of all scheduled and unscheduled maintenance work across the portfolio by scheduling daily work assignments and delegating effectively to Operations Managers and site technicians.
- Direct the inspection, preventive maintenance, and repairs of all central HVAC, mechanical, electrical, plumbing, and life safety equipment.
- Oversee chemical treatment programs for fluid systems, ensuring regular testing and accurate record-keeping.
- Monitor central HVAC systems and Building Automation Systems (BAS) across the portfolio for operating trends, adjusting set points and operating schedules to maximize energy efficiency.
- Direct the seasonal shutdown and startup of heating/cooling systems, chillers, and cooling towers.
- Monthly recording of utility check meter readings, with an understanding of consumption data, and reporting anomalies in consumption trends.
- Direct routine test runs and logging for emergency generators and fire pumps as per required schedules and municipal codes.
- Ensure that an accurate log of daily activities is maintained for all shifts across all properties.
- Ensure monitoring and control of all life safety equipment including fire alarm and sprinkler systems, fire hydrants, standpipe connections, fire doors, etc. is completed.
- Ensure operations storage, shop areas, files, and documentation across all properties are maintained in an orderly, accurate, and timely fashion.
- Assist with coordinating access for third party service providers, and shut down of building systems to accommodate installation of tenant improvements and modifications to building systems, mechanical rounds and inspect equipment to ensure that it is operating within correct parameters.
- Troubleshoot complex mechanical equipment failures and perform/coordinate unscheduled repairs.
- Serve as an executive escalation point for tenant operational queries and building emergencies (i.e. water leaks); coordinate same with the tenant to ensure proper repair is being completed with a customer service focus,



in a timely fashion.
- Be available for emergency call out response and assistance across the North Yonge portfolio.
- Direct the creation and implementation of building operational budgets, variance reporting, forecasting, future year budgeting, issuance of purchase orders and project management of upgrade projects.
- Have an understanding of cost control and operate within approved budgets.
- Other duties as assigned by Management.

Minimum Qualifications

- 10+ years of facilities maintenance experience, with proven supervisory experience leading Operations Managers, Chief Engineers, or technical maintenance teams across a multi-building portfolio.
- Knowledge of HVAC, electrical, fire alarm panels, Sprinkler systems, Emergency power generators, plumbing, etc. and ability to understand and interpret specifications and related system drawings, schematics and blueprints.
- Familiar with automated preventative maintenance programs (CMMS) and building automation systems (BAS).
- Ability to communicate effectively and professionally, both oral and written, with all levels within the company.
- Mature and self-motivated team player who is committed to personal growth and ethical integrity.
- Proven strong relationships with industry peers and trade associations.
- Exceptional observation and problem-solving skills.
- Familiar with Provincial Health & Safety Legislation (i.e. WHMIS, Occupational H&S; Act).
- Physically fit enabling reasonable lifting, pushing, pulling, climbing, walking.
- Ability to work independently on assigned tasks and with other team members for tasks requiring more than 1 person.
- Completion of Class 2 Building Environmental Systems Certification (or equivalent hands-on experience).
- Working at heights certification is required, will train.
- Class G drivers license is required; ability to travel between properties in the North Yonge portfolio.
- Proficient in MS Office.
- Ability to work evenings and weekends, as being on a rotation on-call schedule is required.
- Strong administrative and organizational skills; ensures operations records, files and documentation are maintained in an orderly, accurate and timely fashion.
- Ability to achieve goals using logical and strategic approaches to resolving challenges; and is adaptable to recent ideas and can embrace change.
- Ability to allocate one’s time effectively (prioritize) and manage multiple demands with tight deadlines; works under pressure and achieve quality results.
- Ability to resolve problems using facts and sound reasoning.
