About the Role
We are looking for a practical, hands-on, and dependable Assistant Property Manager to support residential rental properties throughout Edmonton.
This is primarily a field-based position. The successful candidate must be comfortable travelling between properties, meeting tenants and service providers, inspecting property conditions, handling basic maintenance tasks, and helping resolve day-to-day property issues.
This is not primarily an office or leasing position. We need someone who is handy, willing to do basic physical work, and able to identify problems and take appropriate action.
Key Responsibilities
- Travel to residential properties throughout Edmonton to inspect and address reported issues
- Respond to tenant and guest concerns in a timely and professional manner
- Diagnose basic property problems and determine whether they can be resolved directly or require a qualified contractor
- Complete minor repairs and basic maintenance tasks, such as:
- Replacing light bulbs, batteries, filters, door handles, and other basic hardware
- Adjusting doors, locks, cabinets, and fixtures
- Assembling or moving small furniture and household items
- Completing minor drywall patching and paint touch-ups
- Handling simple clogs and other basic household maintenance
- Installing signs, lockboxes, and small household accessories
- Conduct move-in, move-out, and routine property inspections
- Take clear photos and prepare accurate reports on property conditions
- Coordinate contractor access and meet tradespeople at properties when required
- Monitor repair work and report progress to the Property Manager
- Purchase, pick up, and deliver small maintenance supplies when necessary
- Coordinate cleaning, property turnover, and preparation for new tenants or Airbnb guests
- Check vacant properties and confirm that heating, water, doors, windows, appliances, and security systems are functioning properly
- Respond to urgent property matters and promptly report emergencies or major repairs
- Assist with tenant move-ins, move-outs, key exchanges, and access arrangements
- Maintain organized records of inspections, repairs, receipts, and completed work
- Occasionally assist with property showings, rental inquiries, and other leasing-related tasks
- Perform other property-management and property-support duties as assigned
Qualifications
- Must be practical, hands-on, and comfortable completing basic repairs and maintenance
- Previous experience in property maintenance, property management, construction, renovation, handyman work, hospitality, or a related field is preferred
- Able to identify common household and property-maintenance problems
- Comfortable using basic hand tools
- Own basic tools is an asset
- Willing and able to travel between multiple properties during the workday
- Valid driver’s licence and reliable access to a vehicle are required
- Able to perform light physical work and carry tools, supplies, or small household items
- Strong communication and customer-service skills
- Dependable, responsive, organized, and able to follow through on assigned tasks
- Able to work independently while following company procedures and reporting to the Property Manager
- Comfortable communicating with tenants, guests, contractors, and service providers
- Strong written and spoken English
- Mandarin Chinese is an asset
- Available for occasional evening or weekend visits and urgent property matters
What We Are Looking For The ideal candidate is someone who notices problems, takes initiative, and is willing to get things done. You should be comfortable going to a property, assessing the situation, completing basic work when appropriate, and clearly reporting when professional repairs are required. Reliability, practical problem-solving ability, and willingness to work on-site are more important for this position than advertising or leasing experience.
Pay: $35,000.00-$55,000.00 per year
