About this Opportunity The Building Operations Technician works closely with and supports the Head of Building Operations in maintaining the appearance, functionality, safety, and long-term value of ABNA's portfolio of distinctive commercial and mixed-use properties, including many architecturally and historically significant buildings. As a key on-site representative of ABNA, the Building Operations Technician responds promptly to tenant requests as assigned, takes pride in delivering quality workmanship, and helps preserve the character, integrity, and professional appearance of the Company's properties.
Key Responsibilities The Building Operations Technician will be responsible for, but not limited to:
- Represent ABNA professionally when interacting with tenants, contractors, suppliers, and members of the public.
- Perform general building maintenance and repairs, and the initial diagnosis of mechanical, electrical, and plumbing maintenance and service requests.
- Complete preventative maintenance to ensure buildings, building systems, equipment, and common areas remain safe, functional, and well-maintained.
- Conduct routine inspections of building systems, equipment, and exterior areas, and proactively identify maintenance deficiencies, safety hazards, or repair needs.
- Prepare vacant suites for new tenants, including repairs, touch-ups, minor improvements, and other required services.
- Complete tenant improvement projects, suite renovations, office reconfigurations, and other property improvement projects.
- Contribute to preserving the character, quality, and long-term value of ABNA’s properties.
- Coordinate with contractors and service providers, monitor the progress and quality of their work, and report deficiencies, safety concerns, and project updates to the Head of Building Operations.
- Maintain accurate records of work orders, preventative maintenance activities, and maintenance supply inventories.
- Assist with seasonal property maintenance activities, including snow removal, ice control, lawn care, landscaping, exterior inspections, and general exterior upkeep, as required.
- Ensure all work is completed in accordance with Company policies and procedures, health and safety requirements, and applicable legislation.
- Maintain clean, organized, and safe tools, equipment, workspaces, and work areas.
- Participate in an on-call rotation and respond to emergency maintenance requests outside regular business hours, as required.
- Travel regularly between Company properties to complete maintenance and inspections and respond to tenant requests.
Qualifications/Experience
- A high school diploma or equivalent is required.
- A minimum of three years of experience in building maintenance, facilities maintenance, property operations, construction, or a related field is preferred.
- Experience performing general repairs, including carpentry, painting, drywall, flooring, basic plumbing repairs, and mechanical troubleshooting, is required.
- Experience with customer service and communicating directly with tenants, clients, or members of the public is preferred.
- A valid Ontario Class G driver’s license, or an equivalent license recognized in Ontario, is required.
