We clean the buildings people count on healthcare, transit facilities, police detachments, offices, and industrial sites. We're acompany that has won work most people expect to go to the national players, and we'd like to keep doing that.

This is a current-business role, and it's a real one. You own the private-sector pipeline end to end: finding the accounts, walking the sites, scoping the work, pricing it, and signing it. You're building a territory, not inheriting one.

Cleaning contracts turn over slowly, so the deals you close in month nine are usually the ones you started in month two. If you need a full pipeline handed to you on day one, this will be a frustrating year. If you'd rather build something and get paid on what you build, keep reading.

What you'd own

- Prospecting and pipeline. Build the target list, work it, and keep it honest. Property managers, facility directors, plant managers, office managers, and the brokerages that control multi-site portfolios.
- Site walk-throughs and scoping. Measure the building, understand what it actually takes to clean it, and turn that into a scope the operations team can staff on day one.
- Pricing and proposals. Build the labour model, price the job, and write the proposal. We hold our margins, so pricing discipline matters as much as closing.
- Negotiating and closing. Terms, service levels, start dates, and the awkward conversations that come before a signature.
- Growing what you sign. Our best revenue comes from existing sites — adding floor care, window cleaning, post-construction cleans, and additional locations.



Accounts stay with you.
- CRM and forecasting. HubSpot stays current, and I get a forecast I can plan cash and hiring against.
- Market intel. Who's bidding what, where we're losing, and why.
- Getting out there. BOMA, IFMA, chambers of commerce, and the local networks where facility decisions actually get made.
- Working with operations. Handing off a new site cleanly and staying involved through the first 90 days.

What we're looking for

- 3+ years selling a recurring B2B service, with a track record of closing new accounts you sourced yourself
- Experience in janitorial, facility services, building maintenance, security, or a related building-services field — strongly preferred, and it will show up in what we pay
- Able to read a building and build a labour estimate from it, or able to learn it fast
- Clear, direct communication — written proposals and in-person meetings both
- Comfortable working the pipeline without daily supervision
- Valid licence and a reliable vehicle (you'll be on site several days a week)
- Comfortable in a CRM

Nice to have: a degree or diploma in business or a related field, existing relationships in Waterloo Region, Hamilton, Halton, or the GTA, and experience responding to formal proposals.
