Construction Project Manager The Construction Project Manager will be responsible for all aspects of project management, including startup, obtaining building permits, preparing tenders, budgets, estimates and construction schedules. This role will work closely with in-house and external construction personnel to ensure project construction is executed in a timely and efficient manner while maintaining integrity of design and additionally will work closely with the organization to ensure feasibility and costing of projects.​

This position requires the following:

Core Duties & Responsibilities:

1. Project Feasibility & Pre-Construction

· Conduct project feasibility studies including cost-benefit analyses, risk assessments, and ROI calculations.

· Manage project startup by securing building permits and establishing the construction management process.

· Plan project timelines, milestones, and micro-deliverables using available project management software.

· Familiarize the project team with the specific terms of the contract and project proposal.

2. Procurement & Financial Control

· Prepare the tender process, budgets, estimates, master construction schedules, and progress reports.

· Direct trade contract, conduct scope of work reviews, and draft sub-trade agreements.

· Track all project costs to ensure completion within budget and proactively manage contingency or extra funding requests.

· Authorize and approve all project staff transactions, purchase requisitions, and change requests.

· Verify change order accuracy and secure formal client signatures before execution.

3. Execution, Site Oversight & Safety

· Oversee the total construction effort to ensure projects match design specifications, budgets, and schedules.

· Provide direction to project planning, scheduling, engineering, design, and estimation teams.

· Coordinate site staffing, monitor workforce allocation, and closely supervise the billing of third-party consultants and contractors.

· Manage trade site meetings, RFIs, invoices, and the overall document control process.

· Review shop drawings in collaboration with the Design Team to ensure alignment with specifications.

· Observe work safe practices during site visits to ensure absolute safety compliance.

4. Stakeholder Management & Communication

· Establish reporting mechanisms to track progress and update stakeholders via a formal communications plan.

· Conduct stakeholder meetings to solicit feedback and incorporate client expectations into project plans.

· Act as the primary interface between client representatives, architects, subcontractors, and authorities.

· Identify and resolve conflicts within project teams and establish contingency plans to mitigate project risk.

· Ensure full compliance with all company, client, and project policies, procedures, and standards.

Project Close-Out & Evaluation

· Manage completion requests, Tenant Occupancy dates, and the final project close-out process.

· Finalize contract awards and resolve all remaining sub-trade contractual issues in a timely manner.

· Conduct review of post-project completion to identify areas for improvement and implement lessons learned for future builds.

Candidate Requirements & Qualifications

1. Education & Professional Credentials

· Academic: High School Diploma/G.E.D. paired with a completed Construction Technology Diploma, Building Technology Diploma, or Engineering Degree.

· Credentials: Professional designation or certification is highly preferred, such as a Professional Engineer (P.Eng.), Certified Engineering Technologist (C.E.T.), Gold Seal Constructor (GSC), or Project Management Professional (PMP).

· Certifications: Valid driver’s license is required. Standard First Aid skills and certifications are considered strong assets.

2. Construction & Project Management Experience

· Industry Tenure: Minimum 10+ years of commercial/low-rise & mid-rise construction industry experience.

· Management Track Record: Minimum 5 years of direct, hands-on work experience managing construction projects with a proven history of successful, on-time project delivery.

3. Technical Knowledge & Compliance

· Drawings & Trades: Advanced ability to read and interpret blueprints, schematics, field drawings, and plans alongside a comprehensive understanding of all construction trades and techniques.

· Legal & Regulatory: Strong knowledge of Occupational Health & Safety (OH&S;) regulations, local/provincial/federal workplace legislation, building codes, and municipal ordinances.

· Contracts & Labor: Knowledge of contract fundamentals, contractor management, and specialized expertise in labor relations procedures.

· Financial & Tech: Demonstrated capability in executing cost control measures. Strong proficiency in standard office tech, including Microsoft Office (Excel, Word) and corporate email systems.

4. Leadership & Stakeholder Communication

· Team Leadership: Strong leadership, delegation, and planning skills with an established track record of safely managing site personnel, internal staff, and external contractors.

· Communication & Diplomacy: Outstanding verbal and written communication skills with the ability to build alignment across all ranks, from laborers and technical staff to clients and upper management.





· Conflict Resolution: Highly effective negotiation, diplomatic, and conflict resolution skills used to manage project dependencies and create stakeholder consensus.

· Execution & Drive: A flexible, results-oriented professional capable of managing safety, site productivity, and competing priorities under tight timelines.

Working Conditions

1. Site Environment & Physical Demands

· Field Exposure: Regular travel to active indoor and outdoor construction sites, exposing the worker to varying weather conditions, dust, noise, and standard trade hazards.

· Physical Capabilities: Ability to safely lift and carry up to 50 lbs and navigate uneven terrain across active building zones.

2. Schedule & Availability

· Time Commitment: Expectation to work overtime as project milestones dictate, with a requirement for occasional 24/7 on-call availability during critical project phases or emergencies.

3. Safety & Compliance

· Personal Protective Equipment (PPE): Mandatory use of standard construction safety equipment at all times on site, including steel-toed boots, safety glasses, high-visibility vests, and hard hats.

· Stakeholder Relations & Advisory: Outstanding verbal and written communication used to navigate negotiations, mediate trade disputes, and act as a trusted client advisor.

· Governance, Safety & Integrity: Uncompromised commitment to qualified ethics, safety enforcement (OH&S;), building codes, and absolute transparency.

· Adaptability & Risk Mitigation: Highly flexible approach to shifting project scopes and supply chain realities, with a focus on active risk identification and contingency planning.
