Contract Leasing Specialist – New Building Launch (St. Catharines, ON) Mainline Living | Contract Position | Commission Per Door

Mainline Living is launching our newest managed building in St. Catharines, Ontario, and we're looking for a driven, sales-focused Contract Leasing Specialist to lead the charge on lease-up. About the Role

This is a contract position (independent contractor, not an employee role) for an initial 6-month term, with the opportunity for extension based on performance and building needs.

Compensation is commission-based, paid per door leased — the more suites you lease, the more you earn. This role is dedicated exclusively to leasing and sales; move-ins, move-outs, and most administrative duties are handled by our operations team, so you can focus 100% on lead management, prospect tours, and closing leases.

What You'll Do

- Respond promptly to leasing inquiries via phone, email, and online platforms
- Qualify prospective residents and schedule property tours
- Conduct professional, engaging property showings highlighting suites, amenities, and neighbourhood features
- Build strong relationships with prospects and guide them through the leasing decision process
- Effectively close leases and convert prospects into residents
- Maintain consistent follow-up with prospective residents to maximize conversions
- Track and manage leasing leads to ensure timely responses and follow-up
- Maintain expert knowledge of available suites, pricing, promotions, and community features
- Work closely with the property management team to achieve and exceed occupancy targets




- Maintain accurate records of leasing activity and prospect communication
- Provide feedback to management on market conditions, pricing, and competitor activity
- Support marketing initiatives with insight on lead sources and advertising performance
- Ensure every prospect interaction reflects the Mainline Living brand and customer service standards

What's Not Part of This Role To keep you focused on leasing and sales, the following are handled by our property operations team: move-in coordination, move-out inspections, resident file management, operational or maintenance coordination, and most administrative documentation.

What We're Looking For

- 2+ years of leasing, real estate, or sales experience preferred
- Proven ability to close sales and achieve performance targets
- Strong interpersonal and communication skills
- Confidence presenting suites and engaging with prospective residents
- Highly organized and proactive in managing leads and follow-ups
- Experience with property management software (Yardi or similar) is an asset
- Self-motivated with a strong results-driven mindset
- Ability to work evenings and weekends based on leasing demand
- Comfortable with local travel between communities as needed
- Valid driver's license and reliable vehicle required

Compensation & Contract Details

- Commission-based pay, per door leased
- 6-month contract to start, with extension available
- Independent contractor engagement — this is not an employee position
- Location: St. Catharines, Ontario (recent Mainline Living community launch)
