Live-In Resident Manager / Building Operator

This downtown Condominium is seeking a reliable, organized, and hands-on Live-In Resident Manager / Building Operator to oversee the daily operations, maintenance, and care of our condominium property.
This is a full-time live-in contractor position ideal for an individual with strong maintenance, customer service, and property management skills.
Position Details
- Position Title: Live-In Resident Manager / Building Operator
- Location: Downtown Edmonton, Alberta
- Start Date: Late August early September 2026
- Schedule: Monday to Friday, 7:30 AM – 4:00 PM
- (Hours may vary seasonally; winter snow removal is a priority)
- Compensation: Competitive compensation to be determined based on experience
- Accommodation:
Mandatory in office residence in a designated suite. Rent for the suite is $200/month. The suite does not include cable or internet but the live in resident manager can activate it at their own cost, however it does include power water and air conditioning.Vacation & Holidays
- 2 weeks paid vacation annually after first year
- 11 statutory holidays
- Vacation requests must be approved in advance to ensure building coverage
Key Responsibilities
Building Operations
- Coordinate move-ins and move-outs, including elevator protection and inspections
- Maintain resident registry, keys, and fob records
- Respond to resident maintenance concerns and phone calls
- Complete minor repairs, touch-ups, plumbing, and electrical maintenance
- Monitor visitor parking and issue warnings when required
Groundskeeping & Snow Removal
- Lawn mowing, edging, watering, and weed control
- Tree and shrub maintenance
- Daily snow and ice removal from sidewalks and walkways
- Seasonal yard clean-up and landscaping
Cleaning & Garbage Management
- Conduct daily exterior property inspections
- Pick up litter and maintain cleanliness of common areas
- Empty and sanitize exterior and parkade garbage bins
- Remove flyers and maintain mailbox areas
Mechanical & Contractor Coordination
- Monitor boilers and emergency backup generator maintain accurate log records as required
- Maintain cleanliness of boiler and electrical rooms
- Coordinate and supervise contractors on-site
- Submit supply requests and purchase orders for approval
- Conduct monthly generator testing
Pool & Amenities
- Perform weekly pool and hot tub water sampling please note a pool safety certificate will need to be obtained if you don’t currently have one
- Maintain pool, boiler, sprinkler, and electrical equipment
- Monitor BBQ and deck furniture areas during summer months
- Pool certification required but the board may be willing to pay for the course for the successful candidate if they don’t already have pool certification
Security & Resident Support
- Help maintain a safe and secure property
- Address unauthorized visitors professionally and appropriately
- Contact emergency services when necessary
Qualifications
- Previous building operator, caretaker, maintenance, or property management experience preferred
- General knowledge of plumbing, electrical, and mechanical systems
- Strong communication and organizational skills
- Ability to work independently and respond to emergencies
- Physically capable of snow removal and grounds maintenance
- Professional and resident-focused attitude
- Completion certificate from the residential manager training institute would be an asset but is not required
