Position Summary The Maintenance & Custodial Worker is responsible for maintaining a safe, clean, comfortable, and functional environment for residents, staff, visitors, and contractors. This role performs routine building maintenance, custodial services, preventive maintenance tasks, grounds upkeep, and assists with facility projects to ensure the residence remains in excellent condition and complies with all applicable health and safety standards.

Reports To

General Manager

Key ResponsibilitiesBuilding Maintenance

- Perform routine inspections of the building, grounds, and equipment.
- Complete preventative maintenance activities according to established schedules.
- Conduct minor repairs involving plumbing, electrical, drywall, painting, flooring, doors, windows, furniture, and fixtures.
- Troubleshoot and respond to maintenance requests in a timely manner.
- Monitor heating, ventilation, air conditioning (HVAC), boilers, generators, and other facility systems.
- Coordinate and escort contractors when specialized repairs are required.
- Maintain maintenance logs, work orders, inspection records, and equipment documentation.

Custodial Duties
- Clean and sanitize common areas, offices, staff rooms, storage rooms, and public washrooms.
- Sweep, mop, vacuum, dust, and polish floors and surfaces.
- Remove waste and recycling materials and ensure proper disposal procedures are followed.
- Clean windows, walls, doors, and other facility surfaces as required.
- Respond promptly to spills, hazards, and infection prevention concerns.
- Assist with deep cleaning and seasonal cleaning projects.

Grounds and Exterior Maintenance
- Maintain the appearance and safety of parking lots, sidewalks, patios, and outdoor spaces.
- Monitor contractor for snow removal, salting, sanding, and ice control during winter months.
- Monitor contractor for lawn, gardening, and exterior cleanup as assigned.
- Ensure outdoor furniture and equipment are maintained and safely stored.

Health and Safety




- Follow all occupational health and safety policies and procedures.
- Identify and report hazards, deficiencies, and unsafe conditions.
- Participate in emergency preparedness activities, fire drills, and safety inspections.
- Maintain compliance with applicable legislation and regulatory requirements.
- Properly use personal protective equipment (PPE) and cleaning chemicals.

Resident and Customer Service
- Interact respectfully and professionally with residents, families, visitors, and staff.
- Respond courteously to maintenance concerns and service requests.
- Support a positive, resident-centered environment.

Qualifications
- High school diploma or equivalent.
- Previous experience in building maintenance, custodial services, or facility operations preferred.
- Basic knowledge of plumbing, electrical, painting, carpentry, and mechanical systems.
- Ability to safely operate maintenance equipment and cleaning machinery.
- Valid driver's license considered an asset.
- Ability to work independently with minimal supervision.
- Strong communication and problem-solving skills.

Physical Requirements
- Ability to lift, carry, push, and pull up to 50 lbs.
- Frequent standing, walking, bending, climbing, kneeling, and reaching.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to safely use ladders, hand tools, and power equipment.

Working Conditions
- Days, evenings, weekends, and on-call duties may be required.

Job Objective To ensure the facility remains clean, safe, well-maintained, and welcoming while supporting the comfort, dignity, and well-being of residents, staff, and visitors. Job Type: Part-time

Pay: $20.00-$22.00 per hour

Experience

- maintenance: 1 year (preferred)
