MEP Project Manager Full-time Permanent Position

Position Overview
- The MEP Project Manager is responsible for the end-to-end delivery of Mechanical, Electrical, and Plumbing systems for ICI, and P3 building projects. This role involves managing complex systems—including HVAC, electrical, plumbing, fire protection, tunnel ventilation, ICAT, and traction power.
Responsibilities Key Responsibilities
- Delivery &
• Coordination: Manages MEP packages (HVAC, plumbing, electrical, fire alarm), coordinating submittals and shop drawings while resolving interdisciplinary spatial and technical conflicts.
- Planning &
• Control: Oversees project scheduling, budget management, and risk mitigation
- Commissioning &
• Quality: Leads site testing and commissioning, ensuring compliance with Ontario Building Code and safety standards.
Engineering &
• Technical Coordination
- Shop Drawing Management: Review and coordinate shop drawings and material approval requests prepared by subcontractors to ensure consistency across all stations.
- BIM &
• Spatial Integration: Use BIM models (Revit/AutoCAD) to perform clash detection and ensure MEP routing works within congested station corridors and technical rooms.
- Interface Resolution: Manage technical interfaces between MEP systems, civil works, and architectural finishes to prevent site conflicts.
- Method Statements: Review construction procedures, inspection test plans (ITPs), and installation method statements provided by subcontractors.
Commercial &
• Contractual Management
- Procurement Strategy: Prepare technical documents for tenders, evaluate supplier proposals,
and manage the procurement of long-lead MEP equipment.
- Variation &
• Claims: Review subcontractor claims for variations or delays and negotiate entitlements both upstream with the client and downstream with vendors.
- Payment Validation: Review progress billing and payment applications to ensure invoiced amounts comply with contractual milestones.
Execution &
• Quality Assurance
- Safety Leadership: Enforce strict safety protocols, ensuring all MEP means and methods align with the project's Integrated Management System.
- Factory Acceptance Testing (FAT): Coordinate and oversee FAT procedures to verify equipment performance before it arrives on site.
Project Handover
- Lead the preparation of final as-built packages and documentation required for official project commissioning and handover
Qualifications Key Qualifications/Requirements
- Education: A Bachelor’s degree in Mechanical or Electrical Engineering is standard. A degree in Construction Management is sometimes accepted if paired with deep technical MEP experience.
- You’ll need 10+ years of experience, with a significant amount in medium-rise building construction, or ICI projects.
- Frameworks: Familiarity with Progressive Design-Build, Design-Build-Finance, or P3 (Public-Private Partnership) models is critical, as these dictate how you interact with the client and the designer.
Soft &
• Technical Skills
- Contractual Literacy: You must be a "contract ninja." This means knowing how to read and defend against delay claims and managing Alternative Financing and Procurement (AFP) contracts.
- BIM Fluency: You don't need to be a modeler, but you must be able to navigate Navisworks or Revit to lead clash detection meetings and ensure the pipes actually fit where the drawings say they do
- The "Toronto Factor": Knowledge of the Ontario Building Code (OBC), and Ontario Electrical Safety Code.

Vacancy statement: This position is a new role that is currently vacant within our company. Compensation: We offer a competitive hiring range of $110,000 to $140,000 per annum.
Pay will align with skills, knowledge and experience of the candidate.
