Accounting Manager - Permanent/onsite - $90-100/K - Markham, ON
The Accounting Manager will be responsible for managing the day-to-day accounting operations for multiple commercial real estate entities while providing strategic financial support to ownership. This role requires a strong understanding of commercial property accounting, financial reporting, CAM/TMI reconciliations, budgeting, lender reporting, and financial modelling.
The successful candidate will be a proactive, detail-oriented accounting skilled capable of working independently while collaborating with property management, external auditors, lenders, and ownership.
Key Responsibilities
- Prepare accurate monthly financial statements for multiple commercial properties and corporate entities.
- Maintain the integrity of the general ledger and ensure accurate financial records.
- Perform monthly bank reconciliations and account reconciliations.
- Reconcile rent rolls with financial records and investigate discrepancies.
- Prepare comprehensive monthly reporting packages, including:
- Income Statements
- Balance Sheets
- Cash Flow Reports
- Variance Analysis
- Rent Roll Summaries
- Ensure accounting records remain audit-ready throughout the year.
- Maintain compliance with applicable accounting standards and company policies.
Budgeting, Forecasting & Financial Planning
- Lead the preparation of annual operating budgets across industrial, office, and retail assets.
- Develop monthly, quarterly, and long-term financial forecasts.
- Prepare multi-year cash flow projections.
- Assist with capital expenditure planning and reserve forecasting.
- Partner with property management teams to validate operating assumptions and budget inputs.
- Analyze operating results and recommend opportunities to improve financial performance.
CAM/TMI Administration
- Prepare annual Common Area Maintenance (CAM) and Tax & Maintenance (TMI) budgets.
- Perform annual CAM/TMI reconciliations.
- Ensure accurate allocation of recoverable operating expenses.
- Review lease provisions to ensure proper tenant recoveries.
- Respond to tenant inquiries regarding CAM/TMI calculations.
- Improve internal processes surrounding expense coding, allocation methodologies, and documentation.
Audit & Lender Reporting
- Coordinate year-end audit preparation.
- Prepare audit working papers and supporting schedules.
- Act as the primary liaison with external auditors.
- Coordinate the preparation of annual lender reporting packages, including:
- Property financial statements
- Rent rolls
- Budget submissions
- CAM/TMI reconciliations
- Supporting financial schedules
- Monitor compliance with loan covenants, including:
- Loan-to-Value (LTV)
- Assist with refinancing transactions, loan renewals, lender due diligence, and financing requests.
Investment Analysis & Acquisitions
- Build detailed financial models for acquisitions, refinancing opportunities, and development projects.
- Net Operating Income (NOI)
- Internal Rate of Return (IRR)
- Cash-on-Cash Returns
- Sensitivity Analysis
- Evaluate financing structures and debt scenarios.
- Prepare investment memorandums and financial recommendations for ownership.
- Participate in acquisition due diligence, including financial analysis and document review.
Leadership,
Systems & Process Improvement
- Supervise, mentor, and support members of the property accounting team.
- Assist in recruiting and developing accounting staff as the organization grows.
- Implement best practices in accounting procedures and internal controls.
- Drive process improvements to enhance reporting accuracy and operational efficiency.
- Support the implementation and optimization of property management and accounting software, including Yardi, MRI, or similar ERP systems.
Qualifications
Required
- CPA designation in Canada.
- Minimum 7 years of commercial real estate accounting or finance experience.
- Strong knowledge of commercial office, industrial, and retail property operations.
- Demonstrated experience preparing financial statements for multiple legal entities.
- Extensive experience with CAM/TMI budgeting and reconciliations.
- Experience preparing annual operating budgets and financial forecasts.
- Advanced Microsoft Excel skills.
- Experience working directly with auditors, financial institutions, and ownership groups.
- Excellent analytical, organizational, and problem-solving skills.
- Strong communication and interpersonal abilities.
- Ability to manage multiple priorities while meeting deadlines.
Preferred
- 7-12 years of progressive commercial real estate accounting experience.
- Experience with Yardi, MRI, or comparable property management systems.
- Strong financial modelling and investment analysis experience.
- Previous experience supporting acquisitions and refinancing transactions.
- Supervisory or management experience.
- Experience improving accounting systems and implementing internal controls.
