SUMMARY OF THE ROLE:
Reporting to the Development Manager, the Project Coordinator, Tenant Construction is responsible for all tenant construction management and the execution of small capital projects.
You understand construction and are comfortable putting together budgets/costs, schedules, and are willing to learn, or maybe you already even know how to write landlords work schedules for a lease or submit a change of use permit. Your communication style is two legged and team oriented, you are cool and comfortable gathering information from a broader team (Leasing, Construction, and Property Management) as it relates to deals for new or vacant space.
You are hands on and like to get out in front of projects; like visiting sites to ensure you have current information as it relates to pre-construction scope requirements or seeing when your tenants are opening for business. You live in the details, you like master spreadsheets, logs, and tracking mechanisms so you can provide quick responses and keep your communication, tenants, and projects humming along. You value relationships and enjoy connecting with people, finding value in providing clear and consistent communication and administration; paperwork, emails, filing, handbooks, and drawing reviews.
WHAT YOU’LL DO:
- Review and approve tenant drawings and signage for impact to the base building and compliance with the lease and tenant handbook guidelines.
- Provide pre-construction advice to the Leasing team prior to deal generation.
- Coordinate with the tenant, ensuring they understand our process and requirements to fit-out their space and open for business.
- Monitor construction costs and changes in accordance with the approved budget and proforma.
- Create and update the tracking summary to understand the status of all tenant work and anticipated opening dates.
- Create drawings and exhibits for leasing.
- Participate in meetings, and monthly department updates, as required.
- Administer paperwork, tracking, and filing systems.
- Define scopes of work for small-scale projects, awarding contracts, and managing contractors.
- Champion Royop’s organizational culture, employee policies, and occupational health and safety initiatives.
- Other duties as assigned.
WHAT YOU’LL HAVE:
Qualifications & Technical Skills
- 2+ years of design, administration, tenant coordination, or construction experience, preferably representing an owner’s interests.
- Experience reading technical drawings (architectural, mechanical, electrical, structural).
- Practical knowledge of Microsoft Office Suite, including MS project, AutoCAD, and Bluebeam.
- Valid driver’s license.

WHERE YOU’LL WORK:
- Working out of our Calgary head office in the Beltline, during regular business hours from 8:30 a.m. to 4:30 p.m.
- Flexibility with occasional personal appointments and commitments.
- Regular site visits will be required; while some out-of-town travel may be required.
- This role requires the ability to work remotely during pandemic-related situations, with access to a suitable computer and a secure, reliable internet connection. Royop will provide the necessary tools to securely access our work systems.
