Job Summary
Join our dynamic team as a Property Accountant and become a vital part of supporting financial operations for diverse real estate portfolios. In this energetic role, you will focus on full-cycle property accounting for an assigned portfolio, including preparing accurate and complete period-end packages and financial statements, CAM/tax recovery calculations and billings, tenant year-end reconciliations and invoices, and performing other account analysis and reconciliations as required.
Duties
- Create and enter all adjusting entries, ensure all quarterly financial and management reporting required for project partners/co-owners, related to assigned entities, is delivered accurately and on a timely basis.
- Ensure all accounting records related to all assigned entities are kept up to date within guidelines established by generally accepted accounting principles and by the company and/or its partners/co-owners.
- Liaise with the property management team to ensure understanding of all properties and review of ongoing activities at the property level.
- Reconcile and maintain all balance sheet and income statement accounts, prepare working papers files quarterly and detailed variance analysis of revenue and expenses.
- Prepare all CAM/tax recoveries adjustment billings in accordance with the tenant leases and respond to related inquiries from tenants
- Prepare property tax billings, for tenants not billed monthly, in accordance with the tenant leases upon receipt of the property tax bill
- Monitor chargeback accounts, prepare accurate tenant chargeback billings on a timely basis.
- Run monthly rent roll,
provide variance analysis comparing prior month, and create the rental batch for manager to review and post
- Ensure all HST and other legislated taxes are reconciled and remitted timely
- Responsible for completing accounting portion of assigned budgets within assigned deadlines; Prepare working papers files quarterly.
- Prepare monthly cash distributions and reconcile the management fee when applicable.
- Assist in the accounting of property acquisitions and dispositions and participate in the due diligence and statement of adjustment phases, as required.
- Continually monitor and review accounting processes and procedures and recommend changes as appropriate to improve internal controls and/or efficiency.
- Assist with auditor requirements, including the company’s audit firm and all partner/co-owner audit firms, as well as government audits when required; liaise with external tax preparers to support corporate and partnership tax filings.
- Prepare in-house financial statements in a timely and efficient manner, performing a thorough self-review prior to submission to the Accounting Manager.
- Prepare reconciliations and financial statements for the company’s management (corporate) entities, in addition to assigned property-level entities.
- AR and AP functions are primarily handled by other team members; may be required to step in and assist as needed.
- Process electronic funds transfers (EFTs) and wire transfers.
- Provide guidance, training, and support to junior staff and associates.
Academic/Professional Requirements:
- Post-secondary education in accounting.
- Enrolled in, or working towards, a Professional Accounting designation (CPA) is an asset.
Required Skills/Experience:
- University Degree in Business/Accounting
- 2 to 3 years of commercial real estate accounting experience, with the ability to follow financial practices and apply knowledge of ASPE and IFRS.
- Proficiency with general accounting, CAM/tax recovery calculations, and financial statement preparation.
- Excellent oral and written communication skills.
- Excellent analytical and problem-solving skills.
- Hands-on experience with Yardi (Voyager) is required.
- Strong work ethic and a collaborative, team-oriented approach.
- Self-starter who takes initiative and shows a proactive, go-getter attitude.
- Advanced Excel skills.
- Organized and able to plan workload to align with department goals and objectives.
