Reporting to the Regional Director, as the Property Manager you will be accountable for the profitable and productive management of the retail and office component of Manulife Centre and 625 Church Street in accordance with good management practice, company policies and procedures. You will be part of a dynamic team that will oversee a revitalized Manulife Centre which recently completed a landmark redevelopment project.

The Manulife Centre is home to Canada’s first Eataly and flagship national brands such as Birks, Indigo, Cineplex, and Loblaws & local retail legends Bay Bloor Radio, Over the Rainbow and Ron White Shoes.

You will be very familiar with the retail real estate market, current and upcoming trends, and retailers, and be able to deliver exemplary customer service across multiple customer types. In addition, you will have two or more direct reports and will oversee accounting functions for the portfolio.

What this job involves:

Lead a team responsible for the administration and operations of the property.

Develop and maintain strong working relationships with retail tenants by being “customer obsessed”, focused on proactive problem solving and dealing with tenant issues and requests promptly and in line with company policies.

Oversees and initiates capital projects, tenant improvements, common area renovations or system upgrades/replacements and ensures they are completed per established standards, within allocated budget and set time frames.

Oversee provision of services from third-party service providers such as cleaning, security and parking management, ensuring that they are in-line with agreed service standards and within approved budgets.

Maintain proactive communications to tenants regarding property management issues, construction, marketing promotions, and neighborhood events.

Ensure established processes,



systems and best practices are maintained and adapted at the property to maximize net income. Remain up to date through continuing education and/or membership in industry organizations.

Work in collaboration with leasing consultants and brokers to ensure optimal occupancy of the property. This position may also include the responsibility for lease prospect analysis, NER calculations and making rental rate recommendations.

Ensure that all vacant space always remains in marketable and ready state.

Conduct regular detailed inspections of the property and take appropriate action to make sure maintenance and safety standards set are either met or exceeded.

Lead the preparation of the annual operating budgets, track variance and ensure adherence to approved budget.

Oversee the preparation of quarterly and monthly reports as required. These currently include monthly and quarterly reforecast operating reports , monthly sales and customer traffic analysis.

Ensure that all administrative tasks i.e., reports for damage and liability, procedures, rules and regulations for security, emergency and maintenance and tenant information packages are always available and current.

Monitor collection of rental payments, recoveries, gross sales participation, operating cost escalations, etc. as specified in leases. Undertake arrears collection, assists with eviction proceedings, liaise with lawyers, collection agencies etc.

Work with internal and external marketing teams to develop marketing campaigns, work with tenants to cross-promote products, develop seasonal activations and coordinate installation of holiday décor.

Work with tenants to coordinate and review tenant renovation plans. Reviews plans, coordinates consultant reviews and ensures overall compliance with established technical and retail design standards.

Perform other property management tasks that may be assigned from time to time.

Required Qualifications:

7+ years of progressive property management experience preferably in the retail or mixed-use space.

Team management – experience in managing a team of 2 to 4 employees including providing annual performance feedback.

Industry related certification (i.e. Real Property Administrator (RPA)).

Capital project management – clearly illustrate experience in overseeing and managing capital projects and preparing 5-to-10-year capital programs for Senior Management.

Strong organizational/multi-task skills with the ability to allocate one’s time effectively and manage tight deadlines; ability to work under pressure and achieve quality results; ability to handle multiple demands and competing priorities.

Strong collaboration and relationship building skills with the ability to work well with all levels across the organization.

Highly developed problem solving and analytical skills.

Exemplary customer service skills.

Refined verbal and written communication skills.

Expert knowledge of MS Office (Word, Excel and Powerpoint) and property accounting software/concepts such as Yardi and Prism.

Preferred Qualifications:

University or College degree.

Experience with Adobe Acrobat.
