Purpose
Maintain the performance and reliability of building systems across Allied’s portfolio
As a Building Operator, you will perform a broad range of building operations and maintenance duties to ensure our properties operate efficiently, safely and to a high standard of physical quality.
Reporting to the Manager, Technical Services, you will collaborate across our organization to address both the planned and unplanned operational needs of our buildings and support the continued performance of Allied’s portfolio.
Responsibilities
Operations & Maintenance
Enforce service contracts, meet service levels, and supervise contractors on site.
Inspect, maintain, and repair mechanical, electrical, HVAC/BAS, and related systems (e.g., boilers, heat pumps, RTUs, AC units, water treatment).
Complete daily/weekly equipment readings, logs, and inspections; document irregularities.
Respond to tenant concerns and maintenance requests; coordinate solutions and record work in Yardi FM.
Building & Property Maintenance
Conduct regular building, exterior, and roof inspections; coordinate approved repairs with subcontractors.
Maintain signage, lighting, common areas, mechanical rooms, and equipment inventory.
Execute and oversee preventative maintenance tasks.
Support seasonal needs (snow removal, salting, landscaping).
Assist with building operating budget preparation.
Health, Safety & Compliance
Operate all systems safely and in compliance with codes and regulations.
Follow company policies and maintain building standards.
Respond to after‑hours emergencies.
Monitor security, fire alarm, and sprinkler systems; report discrepancies.
Perform required fire/life safety testing and assist with fire drills.
Ensure adherence to health, safety,
and security procedures; report risks promptly.
Inspect/test fire protection systems and maintain emergency contact lists and safety procedures.
Perform other duties as required.
Qualifications
1–2 years in building operations or maintenance (commercial/retail/industrial).
2+ years with HVAC, plumbing, electrical, fire alarm, and related systems.
BES I & II, SMA/SMT, 4th Class Power Engineer, or equivalent certification.
Strong knowledge of building systems, life safety, emergency procedures, and energy management.
Knowledge of OHSA, WHMIS, First Aid/CPR, Building Code, Electrical Code, and Fire Code.
Ability to read/interpret plans, drawings, and blueprints (CAD an asset).
Experience working at heights, with lifts/booms (asset).
Self‑starter able to work independently with strong time‑management and prioritization skills.
Robust communication and interpersonal skills; organized and detail‑oriented.
Proficient with MS Office; Yardi FM or similar systems an asset.
Willing to work overtime for emergencies; valid driver’s license required.
$60,000 - $68,000 a year
Allied determines individual compensation by work location and other factors, including relevant experience, education and internal equity.
